Picture the mornings, because they are the reason people book this far out. Nobody is up at six to beat a rope drop. The gate is quiet, the water park is inside it, and the day starts when your slowest child says it does. Balmoral sits off US-27 in Haines City, a good way south of the Four Corners villa belt that most UK families know, and it trades one thing for another quite deliberately: you are further from Walt Disney World than at almost any Orlando villa community, and in return you get more house for the money, a proper resort pool complex and a bar and grill on site.

Distance is the first thing to deal with, because pretending otherwise would be dishonest. Magic Kingdom is 24.2 miles away, roughly 29 minutes when the roads are clear. Animal Kingdom is 22.3 miles, EPCOT 22.2 miles and Hollywood Studios 22.0 miles. Universal Orlando is 30.8 miles and SeaWorld 27.6 miles. Those numbers are real and they are measured to the guest car parks, so on a park day you are looking at the better part of an hour each way once traffic is factored in. If you want to nip home for a toddler's afternoon nap and be back for the fireworks, book somewhere else.

What that hour buys shows up on the days you never leave. Accommodation costs less per bedroom this far out, the community is calmer than the resorts stacked around ChampionsGate Boulevard, and the facilities on site are strong enough that plenty of guests here take two or three days off from the parks entirely and never pass the gatehouse. Splash at Balmoral is a genuine water park rather than a token slide, the on-site bar and grill runs an actual entertainment programme, and a fortnight built around five park days instead of twelve turns out to be the holiday most families wanted in the first place.

Room to breathe is what you notice on the drive in. Streets sit behind the gate and arrange themselves around the clubhouse, the water park and a pond with a fishing dock built out over it, and there are football and soccer fields and a mini golf course inside the boundary as well, which the tighter developments closer to Disney simply cannot fit. Walk it in the evening once the heat drops and the appeal is obvious. Haines City around it is greener and more open than the villa strip further north, and the traffic outside the gate is local rather than touristic.

Settle the paperwork before you fall for the place. Homeowners association arrangements cover a lot here, including lawn care, pest control, pool maintenance, cable and internet, common area insurance and access to the clubhouse, pool, water park and bar and grill. Couples, a family of four and grandparents travelling in their own house rather than sharing one all have something to look at here, which is not true of every gated address in central Florida.

Layouts follow the central Florida holiday-home pattern once you have seen a few. Ground floor carries an open kitchen, dining and living space that opens through sliding doors onto a screened pool deck, with a bedroom suite often downstairs and the rest of the bedrooms above. Screening is not decoration: it keeps mosquitoes, lizards and falling leaves out of the water and lets you leave the doors open in the evening without the house filling with insects. A covered lanai at the house end gives shade and the open deck beyond it gives sun, which is how one family sits out at two in the afternoon in July while another swims.

Kit is where a Florida house differs most from a UK holiday cottage. Homes without water of their own use the resort complex instead, which given how strong Splash at Balmoral is makes for a perfectly good fortnight, but it is a different fortnight from stepping out of your own kitchen into your own pool at seven in the morning. Check it for the specific property rather than assuming it from a photograph, because a picture of a pool is not proof that the pool belongs to the house.

Games rooms are hit and miss at Balmoral rather than close to standard the way they are on the newer purpose-built estates. Where one exists it is usually a converted garage holding a pool table, air hockey or an arcade cabinet and a sofa, which is the Florida convention and the thing children vanish into at exactly the hour the adults want the lounge back. Hot tubs follow the same pattern, common on the larger pool decks and absent from plenty of others, so confirm both for the individual house instead of taking them as given. Splash Games Arcade inside the resort is free to use and covers the gap where a house has no games room of its own.

Pool heating, on any home with its own water, is charged separately and confirmed at the time of booking. Order it ahead for anything from roughly November through to April, because an unheated Florida pool in winter is cold enough that nobody uses it, and allow around a day for the water to reach temperature after it is switched on.

Splash at Balmoral is the headline facility and the reason a lot of families accept the drive. Water slides, a zero-entry resort pool, a splash playground for small children, a hot tub, cabanas, a sand bar area and a fire pit make up the complex. There is no lazy river here, which is worth stating plainly, because plenty of Orlando communities do have one and confusing the two leads to a disappointed eight-year-old. What is here is a proper water park rather than a communal pool with a slide bolted onto the side.

Balmoral Bar and Grill sits poolside and serves lunch, dinner and drinks in a casual setting. What lifts it above the average villa community bar is the entertainment programme: karaoke nights, live music, Latin night and trivia run regularly, which gives families an evening out that involves no driving and no designated driver. Being able to eat and drink on site without getting in the car is a bigger deal at Balmoral than it would be somewhere ten minutes from Disney Springs.

Splash Games Arcade is free to use and stocked with both classic and modern machines, which solves the rainy afternoon and the sulking teenager in one go. Alongside it the clubhouse holds a fitness centre for anyone who wants to keep a routine going, a business centre and an event centre used for functions and community activities.

Sport and outdoor facilities cover mini golf, football and soccer fields, and a fishing dock built out over the pond. Mini golf in the evening once the heat drops is one of the better family hours here. Fishing from the dock is the sort of quiet thing that only exists at a community with room to spare, and it is worth packing a cheap rod or asking the management company what is available locally.

Orientation is worth asking about if winter swimming matters, because a south or west facing deck holds sun much later in the day.

Homes without water of their own swim at Splash at Balmoral instead, and that needs stating clearly rather than buried in a footnote. It is a strong facility and a perfectly enjoyable arrangement, but it is shared water on resort hours rather than a private pool you can use at ten at night in your dressing gown. Confirm which arrangement applies to your villa before you pay a deposit.

Splash at Balmoral itself is built around a zero-entry resort pool, the kind you walk into gradually like a beach, which suits toddlers and nervous swimmers far better than a ladder and a hard edge. Water slides give the older children something to queue for, and a separate splash playground handles the under-fives. A hot tub, rentable cabanas, a sand bar area and a fire pit round the complex out, and the fire pit in particular turns a January evening into something you would actually sit outside for.

Bear in mind what is not here. No lazy river, no tube rental and no river circuit, whatever a neighbouring resort down US-27 may offer. Families who have their heart set on floating round a river all afternoon should book a community that genuinely has one.

Outdoor space beyond the water is generous. Football and soccer fields, a mini golf course and a fishing dock over the pond give the community a spread that tighter, newer developments simply do not have room for. Evening walks are pleasant here because the streets are gated, quiet and largely free of through traffic, and the wider Haines City setting is greener and more open than the villa strip further north.

Haines City, in Polk County, is the town, and it is a long way from being Orlando in both senses. Whole-home holiday letting is not a use the City of Orlando permits in its residential streets, so the resorts spread south through Polk County, and Balmoral sits at the far end of that spread. Over 24 miles to the Magic Kingdom is the honest cost of that, and more house for the money is the honest benefit.

Kenny Boulevard, off US-27 in Haines City, is the address, and US-27 is the road that defines this stay. No official directions page confirms an I-4 exit for Balmoral, so this page does not print one. US-27 runs north from Haines City through Davenport and the Four Corners area and meets I-4 further up, and almost every journey you make will begin by turning onto it.

Park distances are the honest headline. Magic Kingdom is 24.2 miles and about 29 minutes free-flowing. Animal Kingdom is 22.3 miles and around 28 minutes, EPCOT 22.2 miles and around 30 minutes, Hollywood Studios 22.0 miles and around 34 minutes, and Disney Springs 24.7 miles and about 32 minutes. Universal Orlando is 30.8 miles and roughly 39 minutes, SeaWorld 27.6 miles and around 41 minutes. Orlando International Airport is 38.3 miles and around 46 minutes.

Those times assume free-flowing traffic, which is not what you get on a weekday morning. I-4 peaks run roughly 7am to 9:30am and 4pm to 7pm, and inside those windows every figure above stretches considerably. Realistically, plan on 40 to 50 minutes each way to a Disney park on a normal park day, and treat 30 minutes as a best case rather than a promise.

What the drive changes about your holiday is worth thinking through before you book. Going back to the villa for a midday break is not practical from Balmoral, so park days become full days, with a change of clothes and a picnic bag in the boot rather than a nap at home. Late fireworks mean a longer drive home in the dark with tired children. Plenty of families are entirely happy with that trade, especially with a water park waiting at the other end, but it needs deciding in advance rather than discovered on day two.

A hire car is completely essential. There is no shuttle, no bus and nothing walkable outside the gate, and Haines City is not a place to be without wheels. Take the hire company's toll package at the desk, since several Orlando toll roads have no cash booths and no visitor plate billing, and keep a card in the car for petrol, where the pump may ask for a US postcode and paying inside the kiosk solves it instantly.

Balmoral Bar and Grill does more work here than an on-site bar does at most communities, precisely because the alternatives are a drive away. Poolside casual dining covering lunch, dinner and drinks, with karaoke, live music, Latin night and trivia in the calendar, means several evenings a week can happen without anybody touching a car key. For a group with drivers who would rather have a beer than a designated driver rota, that is a genuine practical benefit rather than a marketing line.

Food shopping happens on US-27, and Publix is where most UK families settle in. Deli counters build subs to order and that is the cheapest decent lunch of the fortnight by a wide margin. Do the big shop on the way in from the airport if you can face it, because arriving at a villa with milk, bread, cereal, cold drinks, sun cream and a case of water in the boot removes the worst hour of any holiday. Sales tax is added at the till rather than shown on the shelf, and alcohol at the checkout needs photo identification regardless of age.

Restaurants along US-27 and the wider Haines City area run to the familiar American spread of chain grills, rib and wing places, pizza, Mexican and breakfast houses that open before six in the morning. Portions are large and prices are lower out here than they are on the tourist strips closer to the parks, which is one of the quiet financial advantages of staying at this end. Budget for the extras honestly: Florida sales tax goes on top of the menu price and table service expects a tip of 18 to 20 per cent.

Bigger shopping trips need planning around the distance. Disney Springs is 24.7 miles and around 32 minutes, with shops, cinema and restaurants and no park ticket needed, which makes it a good rest-day outing but not a casual evening errand. Outlet malls and the larger centres sit further north and east again, so build them into a day out rather than squeezing them onto the end of a park day.

Fishing gear, pool floats and the cheap kit that always gets forgotten are best bought at the big general stores on US-27 rather than at the parks, where the same inflatable costs several times as much.

Couples and small families are the clearest fit, which is rarer in this market than it sounds. Smaller houses are part of the mix at Balmoral rather than an afterthought, so a couple, or two adults with a couple of children, can take a whole house with a kitchen and a washing machine instead of squeezing into a hotel room. Add a free arcade, a water park and a bar and grill on site and the case is strong.

Families who want facilities more than proximity do very well here too. If your plan is four or five park days across a fortnight, with the rest of the time spent on a resort pool, then spending 30 to 50 minutes in a car on those four days is a small price for the extra space and the water park you get in exchange. Groups who intend to be in a park every single day should think much harder.

Multi-generational groups often do better here by taking two smaller houses side by side than by cramming into one large one. Everyone gets their own kitchen, their own bathroom rota and their own bedtime, and the shared time happens at the pool and the bar and grill. That arrangement is much harder to organise in communities where the smallest home has five bedrooms.

Anyone who wants to be near Disney should not book Balmoral. Over 24 miles to the Magic Kingdom is a long way by Orlando villa standards, midday returns to the villa are not realistic, and families with toddlers who need an afternoon nap at home will find it a struggle. Being direct about that saves everyone a difficult conversation later.

Guests set on a lazy river should also look elsewhere, because Splash at Balmoral does not have one. Anyone booking a home without a private pool needs to be comfortable swimming at the resort complex on resort hours. Neither of those is a flaw in the community, but both are the sort of detail that ruins a holiday when it is discovered on arrival rather than agreed at booking.

Ask for the full total in writing before comparing a villa price against a hotel price, because the two figures are not measuring the same thing.

Noise and occupancy rules are enforced in gated communities and Balmoral is no exception. A home that sleeps eight sleeps eight, quiet hours are real, and parking rules cover how many vehicles may stand on a driveway. Read what the management company sends rather than skimming it.

Paperwork should be done well ahead. British passport holders need an approved ESTA, a full UK photocard licence is accepted for car hire without an international permit, and a credit card makes the hire deposit far easier than a debit card. Travel insurance valid in the United States is not optional and existing conditions must be declared honestly for it to pay out.

Seasons shape the holiday. June to September is hot and humid with afternoon thunderstorms that usually clear inside an hour, and hurricane season officially runs 1 June to 30 November with the real risk in August, September and October. Winter is dry and mild by day and genuinely cold at night, which is why pool heating stops being optional.
