Inside sits a 50-seat movie theatre showing family films through the day, where guests may also bring their own discs and take over the screen. Alongside it are a concierge and reception desk, a large lounge, an internet cafe, a games room with billiards and table tennis, a video arcade, a card room, meeting rooms, a kitchen, a sundry shop with a deli counter and a fitness centre with a sauna.

Every one of those facilities is free to rental guests for the duration of the stay. No wristband charge, no daily amenity fee, no separate resort levy. Against communities that meter access by the home or by the day, that simplicity is worth real money across a fortnight, and it spares you the small daily arithmetic that sours a holiday by week two.

Compact is the word for the site, and it works in a family's favour. Streets are short, most homes sit within a few minutes' walk of the clubhouse rather than a drive across an estate, and children can take themselves to the arcade without anyone starting a car. Against the sprawling golf estates further west, that proximity is what decides whether a family actually uses the facilities it is paying for.

Setting is west Kissimmee rather than open countryside. US-192 begins a few hundred metres north of the entrance and carries the supermarkets, the chain restaurants and the route east towards Disney, so shops and dinner are minutes away without being on the doorstep. What the gates do not contain is a golf course, a spa, a water park or a lazy river, and that gap is worth weighing before you book.

Getting in is easy and slightly stricter than most. The address is 8950 Paradise Palms Boulevard in west Kissimmee, entered from Westside Boulevard about three quarters of a mile down on the left, just south of US-192, in the Four Corners area with I-4 exit 64 as the nearest junction. Gates are staffed 24 hours, and photo identification is required for access to the gym and the sports courts.

Holiday letting is what these streets were laid out around, and the detail gives it away rather than the brochure. A clubhouse doing the work of a hotel lobby, a poolside grill, a gate staffed round the clock and plots sized for a pool rather than a garden all point the same way. Homes are Florida vacation build: tiled through the living space, air conditioned throughout, and arranged so the back of the house opens onto water.

Layouts follow a pattern once you have seen two or three. An open kitchen, dining and living space runs across the back of the ground floor and opens onto the pool deck through sliding doors. At least one bedroom usually sits on that level for anyone who does not want stairs, with the rest above, sometimes off a landing wide enough to hold a second sofa and a television. Teenagers find that landing within about an hour of arriving.

Pool decks are the part British visitors misjudge. Screening against insects is normal rather than an upgrade, and the deck divides into a covered lanai at the house end and open deck at the far end for anyone determined to burn. Orientation decides how the space feels through the day: a south or west aspect keeps sun on the water into the evening, while a north-facing deck falls into the house's own shadow by mid-afternoon in winter.

Games rooms are usually a converted garage, air conditioned, holding some combination of a pool table, table tennis, an arcade cabinet and somewhere to sit. What sits behind the label varies enormously from one house to the next, so read the photographs rather than the word. Themed bedrooms turn up as well, bunk rooms painted for younger children being the common version, and teenagers almost always prefer the plain king room if you let them choose first.

Kit is where a Florida home differs from a UK holiday cottage. Central air conditioning, an American fridge freezer with ice and water in the door, a dishwasher, a large oven and hob, and a barbecue on many pool decks are all ordinary here rather than notable. A washer and dryer inside the house is common rather than guaranteed, which matters across a fortnight with children, so confirm that on the specific property along with whether the deck is screened and how far the front door sits from the clubhouse.

Clubhouse space here runs to 9,500 square feet, which is large for a community of this footprint and is used properly rather than left as an echoing lobby. Reception and a concierge desk handle arrivals and questions, a large lounge gives you somewhere to sit that is not your own sofa, and an internet cafe covers anyone who needs to look at a screen with a keyboard attached.

Cinema is the headline facility and it deserves the billing. Fifty seats, a proper screen, family films running through the day and the option for guests to bring their own discs and put something else on. Very few villa communities anywhere in central Florida run a room of that size, and on a wet afternoon or the day everyone is too sunburnt to move it is the most useful thing on the site.

Games and sport fill in around it. Inside there is a games room with billiards and table tennis, plus a separate video arcade. Outside there are two floodlit tennis courts, a basketball court, a volleyball court, a children's play area and a picnic and barbecue area with tables. Floodlighting matters more than people expect, because in a Florida winter it is dark by six and the courts would otherwise be unusable after a park day.

Fitness runs to a gym with a sauna attached, and photo identification is required to use it or the sports courts. Practical needs are covered by a sundry shop with a deli counter for milk, bread and a sandwich, a card room, meeting rooms and a kitchen for larger gatherings.

Everything listed above is free to rental guests for the whole stay, which is the point worth repeating. Be equally clear about what is absent: there is no golf course, no spa offering treatments, no water park, no lazy river and no splash pad. A community built around a river to float down this is not.

Tropical Oasis is the name of the main pool complex and it is a proper piece of design rather than a rectangle of blue water. A zero-entry, heated, lagoon-style pool forms the centre, with a waterfall running into it and a covered grotto set behind the falling water where children disappear for hours. A water slide drops into the same complex. Two jacuzzi spas sit alongside, and a separate children's pool gives toddlers somewhere shallow and away from the slide traffic.

Zero entry matters more than the phrase suggests. Walking into water that starts at nothing and deepens gradually is far easier with a nervous three-year-old, a buggy-bound baby or a grandparent with an unreliable hip than climbing down a ladder. Heating on the main pool means it stays usable in January, when the daytime air is pleasant and unheated water is not.

Be straight about the limits. There is no lazy river and no splash pad at this resort, and no water park either. Older children who have been promised a river with a rubber ring will notice, and the honest answer is that a community built around one will serve them better.

Poolside Tiki Bar and Grill sits right at the water, licensed, serving drinks and snacks daily, so lunch and a cold beer happen without anyone moving a car. Loungers, shade and the grotto do the rest of the work on a day off from the parks.

Villa pools are the water you will actually use most, and a private pool behind a screened deck is the norm here rather than a bonus. Evenings on a lanai nobody else can walk onto are the part of a Florida holiday people talk about afterwards, and a hot tub built into a corner of the deck is common enough to be worth asking about. Pay for the pool heating between roughly November and March, because central Florida nights get colder than British visitors ever believe until they try the water.

West Kissimmee, in Osceola County, is where this address actually sits, not the City of Orlando. Orlando permits home sharing by a resident owner rather than whole houses let to a new family each week, and Osceola County zoned for holiday housing, which is the entire reason the villa belt runs along US-192 and Westside Boulevard rather than through the city. Distance to the parks is unaffected, because Walt Disney World is not in Orlando either.

Animal Kingdom is six miles from the gate and about 10 minutes on clear roads, the shortest run of the four Disney parks from here. Magic Kingdom is just under 12 miles at around 15 minutes, EPCOT about 10 miles at 16 minutes, and Hollywood Studios just under 10 miles at about 20. Disney Springs is a little over 12 miles and roughly 19 minutes, which is why an evening of shopping and dinner there is an easy call from this base.

Drive times here are quicker than the mileage suggests, and that is worth understanding. Sitting just south of US-192 near the Four Corners area puts you on fast roads rather than local streets for most of the journey, so a 12 mile run to Magic Kingdom lands in about 15 minutes rather than the half hour the same distance takes from communities further out on US-27.

Universal Orlando is just under 20 miles and roughly 27 minutes, SeaWorld a little over 16 miles at about 28, and Orlando International Airport around 27 miles at near enough 34. Every figure above assumes free-flowing traffic. I-4 at peak, broadly 7am to 9:30am and again from 4pm to 7pm, stretches all of them considerably, and park closing does the same to the roads around Disney.

Getting in and out is uncomplicated. Westside Boulevard runs south from US-192 and the entrance is roughly three quarters of a mile down on the left, with I-4 exit 64 the nearest junction. Toll roads across the region charge, and several sections no longer take cash from a hire car, so accept the rental company's toll package at the desk and forget about it. A hire car is essential from here, as it is from every villa community in this part of Florida.

Poolside Tiki Bar and Grill covers the on-site eating and drinking. Licensed, open daily, serving drinks and snacks to people who are still damp from the pool, it does the job most families actually need at lunchtime on a day between parks. Add the sundry shop and deli counter inside the clubhouse for milk, bread, ice cream and a made-up sandwich, and a whole day can pass without touching the car keys.

Dinner usually means a short drive to US-192, which begins a few hundred metres north of the entrance. That road carries the full spread of American chain restaurants, steak buffets, pancake houses, rib joints and takeaways, at prices well below anything inside a theme park. Portions are large enough that ordering four mains for five people is a reasonable strategy rather than a mean one.

Your weekly food shop is best done on the first afternoon, before anyone is tired. Publix is the supermarket most British families settle on, with a deli making subs to order that will feed a family for less than two park lunches, and branches sit along US-192 within a few minutes. Bigger stores nearby handle bulk buying, sun cream, beach towels and the inflatables that never make it home.

Shopping with any ambition means going further. Disney Springs is a little over 12 miles and about 19 minutes and covers clothes, a cinema and dinner without a park ticket. Outlet malls and the larger centres sit north towards International Drive, so treat those as a half day rather than an errand squeezed between rides.

Two things regularly surprise first-time visitors at the till. Florida sales tax is added at the checkout rather than shown on the shelf price, so the number you expect is never the number you pay. Table service expects a tip of 18 to 20 per cent, and on larger parties a service charge is sometimes added automatically, so check the bill before adding a second one on top.

One or two families travelling together get the most from this community. A private pool at the house, a clubhouse a few minutes' walk from the front door and Animal Kingdom six miles down the road is a combination that suits a group large enough to want its own kitchen and tired enough to want the arcade to be somebody else's problem.

Rainy-day insurance is the argument that closes it for a lot of parents. A 50-seat cinema, a games room with billiards and table tennis, a video arcade, a large lounge and an internet cafe mean an August afternoon of thunderstorms does not end in four children circling a kitchen island. Very few communities of this size hold that much indoor space.

Value-minded families should note that everything on site is free to rental guests for the whole stay. No wristband charge, no daily resort fee and no per-house amenity conditions. Set against resorts that meter access by the individual home, the sums across a two-week stay are not trivial and the admin is far simpler.

Anyone whose holiday is built around a resort water park should look elsewhere, and it is better to say so now. There is no water park, no lazy river and no splash pad here. A waterfall, a grotto, a slide, two jacuzzi spas and a children's pool are what the Tropical Oasis offers, and for younger children that is usually plenty. For a teenager who has been promised a river and a wristband, it will not be.

Golfers also need a different address. No course sits inside these gates and there are no spa treatments on site either. What you get instead is a compact, gated, 24-hour-staffed community ten minutes from Animal Kingdom with a clubhouse doing serious work, and for most family holidays that trade is the right way round.

Photo identification is needed to use the gym and the sports courts, so bring something beyond the passport you would rather leave in the safe. Cleaning fees, management charges, Florida taxes and a refundable card deposit sit on top of the advertised nightly rate on any Florida villa, here as everywhere. Ask for the full total before you compare a villa against a hotel room, because the two numbers measure very different things.

A hire car is not negotiable. No theme park shuttle runs from this community and no dependable public transport reaches a park from here. British passport holders need an approved ESTA arranged online before departure, a full UK photocard licence is accepted without an international driving permit, and a credit card rather than a debit card makes the hire deposit far less painful. Take the toll package at the rental desk, since several toll sections no longer bill visitor vehicles by number plate.

Weather deserves planning rather than avoidance. Hurricane season officially runs 1 June to 30 November, with the risk concentrated through August, September and October, so buy travel insurance valid in the United States and declare any existing conditions honestly. Summer afternoons bring thunderstorms most days that usually clear inside the hour, which is exactly when the cinema and the arcade prove their worth. Quiet hours and parking rules apply on these streets, as they do across every gated community in the area, so read what you are given at check-in.
