Walk to it. That is the organising idea here, and it is unusual enough in central Florida to be a reason to book: rather than a single clubhouse block dropped at the entrance, the pool, the water play, the shops and the indoor facilities are gathered into an American-style town centre called Downtown Festival that you reach on foot. Days off the parks end up there. Evenings back on your own street stay quiet, because everything social is happening a few minutes away rather than next door.

Location is the real draw, and it is a bargain hunter's one. Davenport ZIP 33896, off Ronald Reagan Parkway which is signed as CR-54, at the junction with ChampionsGate Boulevard and roughly a mile down from it. Nearest I-4 junction is exit 58, ChampionsGate. Sitting that close to the ChampionsGate corridor gives you short runs to every Disney gate without paying ChampionsGate prices.

Green is the other half of the pitch, and it holds up. Minto Communities launched the development in 2015 across around 200 acres of Florida woodland and lakes, with Ashton Woods now building the newer Enclaves at Festival phase, and gates control the entrance. Setting is greener and quieter than the US-27 strip, and the lakes and tree cover are a real part of the appeal rather than a brochure line.

Phases matter when you compare one street against another. Minto built the original neighbourhoods and Ashton Woods is still adding the Enclaves at Festival, so this is a community of two ages and two briefs, with parts of it finished and parts of it still going up. Construction traffic and an unfinished frontage across the road are a normal feature of a growing Florida development, and worth asking about if a quiet fortnight is the point of the trip.

Pin the costs down before you book rather than after. Amenity access, pool heating and any community or resort fee attach to an individual home rather than being uniform across a development this size, and trading at Downtown Festival has not been dependable in recent times. Get what is included, and what is actually open on your dates, in writing.

The homes and how they are built

Newness is the defining quality of the housing at Festival. Minto began building in 2015 and Ashton Woods is still working through the Enclaves at Festival, so the oldest houses here are younger than most of the Orlando villa market and the newest have barely been lived in. Modern construction shows in the finish and the fittings rather than in anything dramatic, and a kitchen that has not been through fifteen years of holiday lets is not a small thing on a fortnight with children.

Layouts follow the pattern of newer Florida builds. Open kitchen, dining and living space across the back of the house opening onto the pool deck through sliding doors, a bedroom suite downstairs, remaining bedrooms upstairs and often a loft landing used as a second sitting area. Kitchens are full sized with an American fridge freezer, dishwasher, cooker and microwave, and air conditioning runs throughout the house rather than in one room.

Half bathrooms are part of the count in an American house and they catch UK visitors out every year. A half bathroom is a cloakroom with a lavatory and a basin, usually off the hallway near the living area rather than attached to a bedroom, so a house advertised with four and a half bathrooms has four proper ones. Getting close to one bathroom per bedroom is the difference between leaving for a park at eight and leaving at nine.

Scale is domestic rather than institutional. Houses here are family sized rather than the nine and ten bedroom party homes that the ChampionsGate corridor a mile up the road specialises in, and that suits the shape of most British holidays, which are one family or two households sharing. Orlando villa marketing pushes hard towards the giants, and most families genuinely do not need one.

Games rooms are much less of a given at Festival than on the purpose-built rental estates nearby. Houses here were built to be sold as well as let, and plenty keep the garage as a garage rather than turning it into a room with a pool table in it, so a games room is worth confirming property by property rather than assuming. Downtown Festival has a video arcade, which covers a good part of the same need without needing it in the house.

Golf frontage is not a thing here, whatever a listing may imply. There is no course inside the community and the only golf on site is the miniature course at the amenity centre, so a home described as being in a golf setting is pointing at the surrounding ChampionsGate courses, which are separate and booked directly. Outlooks from these houses tend to be woodland, water or open green space, which is what 200 acres of preserved Florida landscape buys you.

Laundry is standard in newer Florida houses and it matters more than any single feature on a long stay with children. Washing swimming things and park clothes overnight halves what you pack and removes the day-nine crisis entirely. Machines are typically in a utility room off the kitchen or in the garage.

Facilities on site

Downtown Festival is the amenity complex and the only confirmed proper name in the community. Built in the American town-centre style rather than as a single clubhouse block, it gathers the pool, the water play, the shops and the indoor facilities into one walkable place. Most families end up there daily on a non-park day and two or three times a week otherwise.

Water is the centrepiece. A resort-style heated pool with a beach and zero entry lets small children walk in rather than climb down a ladder, private cabanas can be taken for the day, and a jacuzzi sits alongside. Separately there is a children's water park with a pirate-ship splash feature and waterslides, which is scaled for younger children rather than teenagers.

Indoors and around the complex you get a fitness centre, a video arcade, a general store and an ice cream parlour, along with barbecue and picnic areas for an evening that does not involve driving anywhere. Miniature golf, a sand volleyball court and a playground fill the outdoor space. Mini golf is the only golf here, and it should not be confused with ChampionsGate Golf Club, which is nearby but entirely separate and booked directly.

Opening arrangements need checking, and this is the honest warning on the page. A Florida-style bar and grill, the general store and the ice cream parlour are all part of Downtown Festival, no trading names could be confirmed for any of them, and one UK source reported that as of February 2026 the community shop and restaurant were temporarily closed. Treat on-site dining and shopping as something to confirm at the time of booking rather than something to plan the week around. ChampionsGate Village is under a mile away and covers the gap easily.

Gates control access to the community, which is described as a secure gated development. Expect the usual arrival registration, with the lead guest name lodged and vehicle details taken at the gatehouse.

Pools and outdoor space

Private pools are common at Festival without being universal. Check that first, because it is the single most common misunderstanding in Orlando villa booking and it is easily avoided. Anyone in a house without water of its own will be swimming at Downtown Festival, which is perfectly pleasant but is not the same as stepping out of your own kitchen into your own pool at seven in the morning.

Heating is an option rather than an inclusion and it is charged separately, with the amount confirmed at the time of booking. Take it between November and March. Florida winter afternoons can be twenty-two degrees and glorious while the pool sits at a temperature that empties it within a minute, and the heater needs a day or more to bring a full pool up. Book it for the whole stay rather than a few nights.

Decks on these homes are screened, with a covered lanai giving shade at the house end and open deck beyond it. Screening is what makes an evening outside possible in Florida, since it keeps the mosquitoes and the lizards on the correct side of the mesh. Loungers and outdoor furniture come as standard and many homes carry a barbecue.

Aspect is worth asking about when you are choosing between two similar properties. South and west facing decks hold sun into the evening, north facing decks slip into the shadow of the house from mid-afternoon. In August that shade is welcome. In December it is the difference between using the pool and looking at it.

Communal water at Downtown Festival supplements whatever your villa has. A zero-entry heated pool with a beach entry, private cabanas, a jacuzzi and a children's water park with a pirate ship and slides give you somewhere to go when everyone has had enough of their own back garden. Cabanas are worth taking on a hot day if you want shade and a base.

Setting helps here. Around 200 acres of woodland and lakes means green space, tree cover and water views rather than rows of identical roofs, and the outdoor space feels less overlooked than in a denser resort.

Where it is and how far the parks are

Davenport, in Polk County, is the address rather than Orlando, which holds for effectively every community sold as an Orlando villa. Whole houses let by the week are not a use the City of Orlando permits in its residential streets, so the vacation-home industry grew up across Polk and Osceola counties instead. Animal Kingdom at 11.6 miles shows what that trade actually costs, which is very little.

Ronald Reagan Parkway, signed as CR-54, is the road to remember. Festival sits off it at the junction with ChampionsGate Boulevard, roughly a mile down, with I-4 exit 58 as the nearest motorway junction. That exit is the ChampionsGate interchange, which was rebuilt as a diverging diamond in spring 2023 and now handles traffic considerably better than it once did.

Animal Kingdom is the closest Disney gate at 11.6 miles and around 16 minutes. Hollywood Studios is 11.3 miles and around 22 minutes, EPCOT 11.5 miles and around 18 minutes, and the Magic Kingdom car park 13.4 miles and around 17 minutes. Disney Springs comes in at 13.9 miles and around 20 minutes. Those are quick numbers for a community at this price point and they are the practical reason to look here.

Universal Orlando is 20.0 miles and around 27 minutes, SeaWorld 16.8 miles and around 28 minutes. Both are full-day trips rather than afternoon additions. Orlando International Airport measures 27.6 miles and about 34 minutes, an easy first and last drive.

All of the above are free-flow times measured to the guest car parks, and I-4 at weekday peak changes them. Roughly 7am to 9:30am and 4pm to 7pm is when the motorway stiffens up, so aim to be through the interchange before half past eight in the morning and after seven in the evening.

ChampionsGate Village sits under a mile away and is where you will go for a coffee, a takeaway or a forgotten pint of milk. Having that within a couple of minutes of the gate matters on the days when the on-site shop is not what you need.

Driving is essential, as it is across this whole region. Nothing is walkable to a theme park, public transport to the gates is not a realistic option, and toll roads including SR-429 and SR-417 form part of the network. Accept the hire company toll package at the desk. Fuel is cheap by British standards, though pumps usually want a US postcode at the card reader, so pay inside the kiosk instead.

Eating and shopping

Plan your food shop for arrival day and do it properly. Publix is where most UK families settle, with a deli counter building subs to order and produce that compares well with home. Breakfasts, poolside drinks and four or five evening meals bought at once will save more across a fortnight than almost any other decision you make, because eating out every night in Orlando adds up faster than people expect.

Cheaper bulk shopping means Walmart or Target, and Posner Park at I-4 exit 55 near Davenport puts the big stores in one car park. Pool inflatables, beach towels, sun cream, a cool box and cheap T-shirts all cost a fraction of park prices there. One trip covers the whole stay.

On site, keep expectations flexible. Downtown Festival includes a Florida-style bar and grill, a general store and an ice cream parlour, none of which can be named here because no trading name is confirmed, and a UK source reported the shop and restaurant temporarily closed as of February 2026. Confirm what is trading at the time of booking rather than relying on it.

ChampionsGate Village, under a mile away, is the practical backup and it is a good one. Shops and restaurants there cover the everyday need for a meal out, a coffee or a small top-up shop without a proper drive. Given the uncertainty over the on-site outlets, treat ChampionsGate as your default rather than your fallback.

Restaurant costs differ from home in two ways British visitors always notice. Menu prices exclude Florida sales tax, and table service expects a tip of 18 to 20 per cent which is not genuinely optional. A twenty dollar main course therefore lands nearer twenty-five. Bar staff expect a dollar or two per round.

Portions are large and sharing is completely normal. Ordering a starter between two, or from the children's menu for a smaller appetite, will raise no eyebrows and will keep a family meal at a sensible price.

Who it suits

One family, or two families at the smaller end, is what this community is built around. Houses here are family sized rather than the nine and ten bedroom party homes the ChampionsGate corridor specialises in, and paying for the space you will actually use rather than for bedrooms nobody sleeps in is a sensible way to spend the budget. Private pools are common and laundry is standard in these newer builds, which covers the essentials.

Younger children get the most out of the on-site water. Beach and zero entry on the main pool means a toddler can walk in, and the children's water park with a pirate-ship splash feature and small slides is aimed squarely at primary school age rather than teenagers. Parents get a jacuzzi and a cabana while that happens.

Families wanting quick park access without ChampionsGate prices should look closely at the drive times. Sixteen minutes to Animal Kingdom, seventeen to the Magic Kingdom car park and eighteen to EPCOT in free-flowing traffic is genuinely good for this part of Davenport, and the exit 58 interchange rebuild helps.

People who value green space over resort noise will like the setting. Around 200 acres of woodland and lakes gives the community a calmer feel than a dense villa estate, and the town-centre layout of Downtown Festival keeps the activity in one place rather than spread across every street.

Large groups are the obvious wrong fit. Houses at Festival are built to a domestic scale, so a party of fourteen or twenty should be looking at Champions Gate or The Retreat at Champions Gate instead, both a short drive away and both built around much bigger homes.

Anyone who needs a games room in the house or a guaranteed on-site restaurant should also think carefully. Games rooms are the exception here rather than the rule, and on-site dining has been unreliable, with one UK source reporting the shop and restaurant temporarily closed as of February 2026. None of that makes Festival a poor choice. It makes it a choice to check in detail before committing.

Winter days are mild and dry with genuinely cool evenings.

Paperwork is simple if handled early. British passport holders need an approved ESTA before travel, a full UK photocard licence is accepted at the hire desk without an international permit, and a credit card rather than a debit card makes the vehicle deposit hold far less troublesome. Medical treatment is billed immediately and at full cost, so insurance is essential.
