Twenty one people around one breakfast table, in one house, on one holiday. That is what Sonoma Resort is for, and there is no point pretending otherwise. Houses here run very large, and the community was laid out for parties that most Orlando resorts cannot put under a single roof: wedding groups, three-generation family reunions, two or three households travelling as one. Sleeping figures reach 21 at the top end, and the bathroom count rather than the bedroom count is the number that actually decides whether 20 people can get out of the door in a morning.

Geography is the second reason to look at it, and it is the one most UK families miss. Sonoma sits at 3871 Sonoma Boulevard in central Kissimmee, ZIP 34741, in the block bounded by Osceola Parkway, John Young Parkway and US-192. That puts it east of the usual villa belt rather than out along US-27 with everything else, and the payoff is real. Orlando International is 17.6 miles away, which after a nine-hour flight with a car full of overtired children is worth more than it looks on paper. SeaWorld is 11.1 miles. Disney Springs is 10.3.

Access is through a monitored gate. Streets inside are quiet residential ones rather than a resort strip, with no shop, no bar and no commercial frontage of any kind within the gates, which is exactly what a party of twenty wants at eleven at night and exactly what it does not want when the milk runs out at eight in the morning.

Facilities are solid without being enormous. A clubhouse with a front desk, a lounge, a fitness facility and an arcade and games room sits alongside a large zero-entry resort pool with a waterslide, a waterfall arch, poolside cabanas, a jacuzzi and a hot tub. Tennis, basketball and volleyball courts, a children's play area and a walking and jogging trail complete it. Amenity use is stated as free to guests of rental properties for the whole stay, which removes the wristband and daily-fee arithmetic you get at some larger resorts.

Ten bedrooms is the headline and it is not a rounding of nine. Houses on that scale are a normal sight on these streets rather than a rarity, which is unusual anywhere in Orlando, and the three or four bedroom villa that fills most Florida holiday communities is simply not what was built here. Nobody should arrive expecting a small house, because the community was not laid out to hold any.

Bathroom counts are the figure worth studying more carefully than the bedroom count. A ten-bedroom house with eight bathrooms behaves completely differently from a ten-bedroom house with five, and with 21 people in residence the difference decides your entire morning. Get the exact bathroom count and the floor plan for any specific home before you commit.

Private water behind the house is the standard here rather than an upgrade, screened against insects, with heating offered as a chargeable option confirmed at booking. A spa or hot tub built into the deck is a frequent addition. Laundry inside the house matters more at this scale than at any other address, because a party of 20 on a fortnight's holiday generates washing on an industrial scale, so confirm it on the specific property rather than assuming it.

Games rooms in the garage are less common here than on the purpose-built rental estates out on US-27, so check before promising the teenagers a pool table. What these houses give you instead is sheer volume of living space, multiple lounges, several dining tables and enough bedrooms that nobody is sleeping on a pull-out sofa. Groups who have previously split across two smaller villas usually find the single big house transforms the holiday, because everyone eats together and nobody drives home at night.

Layouts follow the ordinary Florida pattern at an extraordinary scale. Ground floor holds the open kitchen, dining and living space plus at least one bedroom suite for anyone who does not want stairs, and the remaining bedrooms sit upstairs off a landing that is often fitted out as a second lounge. Kit is consistent across the board: air conditioning throughout, an American fridge freezer, dishwasher, cooker and microwave, and a barbecue on many of the pool decks.

A single clubhouse serves the community and it carries no separate brand name, so do not go hunting for one on a sign. Inside you get a front desk, a lounge, a fitness facility, and an arcade and games room. Nothing about it pretends to be a 30,000 square foot country club, and for most groups staying in a ten-bedroom house with its own pool that is entirely beside the point.

Sport is better provided for than you might expect from a community of this size. Tennis, basketball and volleyball courts are all on site, along with a children's play area and a walking and jogging trail through the grounds. Those courts are what large groups actually use, because a party of 18 will happily lose two hours to a basketball tournament and it costs nothing.

Games rooms and the arcade sit in the clubhouse rather than being scattered around, which keeps the noise off the residential streets. Fitness equipment is in the same building. Opening hours are seasonal, so check them at the desk on arrival rather than walking down at half past nine at night with a group of teenagers.

Be clear about what is not here. Sonoma has no golf course, no restaurant and no bar on the property. Nowhere on site sells you dinner or a drink, which is a meaningful difference from resorts with a poolside grille, and it means the food shop on arrival day matters more. A splash pad is mentioned in places but is not confirmed on any official source, so do not book on the strength of it.

Cost is refreshingly simple by Orlando standards. Amenity access is stated as free to guests staying in rental properties for the whole of the stay, so there is no wristband to buy, no daily resort fee to argue about at the desk and no separate membership to arrange. Exact charges attached to a specific booking are confirmed at the time you book.

Resort swimming here centres on one large zero-entry pool, and the zero-entry design is the detail that matters with small children in the party. Water shelves down from the deck like a beach rather than starting at a step, so toddlers can paddle at ankle depth while the older ones swim. A waterslide and a waterfall arch add the fun, poolside cabanas give you shade for a whole group, and a jacuzzi and hot tub sit alongside for the adults.

Your own pool is where a Sonoma week is really spent. Private water comes as standard on these houses, which with 18 or 20 people is close to essential, because taking a group that size down to a shared pool every day is an exercise nobody enjoys twice. A spa or hot tub on the lanai is a common addition.

Heating is a separate charge and it is not optional in winter, whatever the brochure temperatures suggest. Pool heating here is an added extra, priced and confirmed at the time of booking rather than folded into the rate. Between roughly November and March an unheated Florida pool is genuinely too cold to use, and a heated one takes most of a day to come up to temperature, so order it in advance rather than on arrival. Summer bookings can usually skip it.

Outdoor space beyond the pools includes a walking and jogging trail, a children's play area and the three sports courts. Central Kissimmee is flatter and more built up than the conservation-backed communities out on US-27, so the outlook is residential rather than wooded. What you gain in exchange is being 11 miles from SeaWorld and 10 from Disney Springs instead of 20-something, and for most groups that is the better bargain.

Kissimmee, in Osceola County, is the address rather than Orlando, whatever the phrase Orlando villa suggests. Letting a whole house by the week is not something the City of Orlando permits in its residential neighbourhoods, and Osceola County created zoning for holiday housing, so the market settled here. Sitting east of the villa belt is what gives this address its airport and SeaWorld numbers, not any relationship to the city boundary.

Central Kissimmee is the correct answer to where Sonoma is, and it is worth being precise because plenty of listings get it wrong. Sonoma Boulevard sits inside the block formed by Osceola Parkway, John Young Parkway and US-192, in the 34741 postal district. It is not out on US-27 with the Davenport communities, it is not part of the Four Corners villa corridor, and it is not connected to any other similarly named resort you may have read about. Your driving routes here are US-192, Osceola Parkway and John Young Parkway, with SR-417 the fast run to the airport.

Airport proximity is the single strongest thing about this address. Orlando International is 17.6 miles and roughly 28 minutes, comfortably shorter than the run from the Davenport villa belt. With 20 people, several of whom will be in a second or third hire vehicle, that saving on arrival day and again on departure day is worth more than it looks on paper.

Disney is close too. Magic Kingdom is 14.4 miles and about 21 minutes, Animal Kingdom 13 miles and around 19, EPCOT 11.6 miles and roughly 22, and Hollywood Studios 11.8 miles and around 24. Disney Springs is the nearest of the lot at 10.3 miles and about 20 minutes, which makes an evening out for shopping and dinner an easy decision rather than a project.

Universal Orlando is 17.6 miles and roughly 28 minutes, and SeaWorld is exceptionally close by villa standards at 11.1 miles and about 27. Sitting east of the villa belt is why. Families splitting their tickets between Disney and the International Drive parks get the best of both from here rather than committing entirely to one side.

Every figure above assumes free-flowing traffic. Weekday peaks run roughly 7am to 9:30am and 4pm to 7pm, and I-4 in particular can double a journey inside those windows. Local roads like Osceola Parkway and John Young Parkway carry a lot of the Kissimmee traffic and are worth learning in the first couple of days.

Nothing on site sells food or drink, and that is the first practical thing to plan around. Sonoma has no restaurant and no bar within the gates, so unlike resorts with a poolside grille you cannot solve dinner by walking downstairs. For a group of 20 that actually works in your favour more often than not, because feeding 20 people in a restaurant every evening is ruinous and the kitchen in a ten-bedroom house is built for catering.

Do the big shop on arrival day, before you unpack. Publix is the supermarket most UK families settle on, clean, well stocked and with a deli counter making subs to order that will feed a large group at lunchtime for a fraction of park prices. Walmart and Target handle the bulk items nobody wants to overpay for, meaning water, beer, cereal, sun cream and pool towels. With a party this size, take two cars and two trolleys and get it done in one trip.

Kissimmee puts more choice within a short drive than most villa addresses manage. US-192 runs a long ribbon of chain restaurants, buffets, pancake houses and steakhouses, and it is the road you will default to on the nights nobody wants to cook. Booking is worth doing at weekends, and a table for 18 needs calling ahead at any time.

Disney Springs at 10.3 miles and around 20 minutes is the option for a proper night out, with shops, a cinema and a wide spread of restaurants, and no park ticket needed to walk in. International Drive and the outlet malls sit within a similar reach given how far east Sonoma is.

Budget for the extras that are not on the menu price. Florida sales tax is added at the till, and table service expects a tip of 18 to 20 per cent. On a bill for 20 people that is a substantial number, and many restaurants add it automatically for larger parties, so check the bill before tipping again on top.

Large groups are the entire proposition. Houses on this scale, sleeping into the twenties, mean a wedding party, a milestone birthday, a rugby tour or three generations of one family can all sleep under a single roof with one pool, one kitchen and one set of front door keys. Groups who have previously taken two five-bedroom villas on the same street almost always say the single large house was better, because meals happen together and nobody drives back to a second property at midnight.

Multi-family holidays work particularly well. Two or three households sharing a ten-bedroom home get their own bedrooms and bathrooms while pooling the cost, and the per-head price on a house like this is usually lower than the equivalent number of hotel rooms by a wide margin. Bathroom count is the figure that determines how well it goes, so scrutinise it.

Travellers flying in and out with a lot of luggage or a lot of people benefit from the address itself. Under 18 miles to Orlando International is short by Orlando villa standards, and after a nine-hour flight with children that half hour matters.

Families splitting time between Disney and SeaWorld or Universal get an unusually balanced base, because Sonoma is roughly the same distance from both sides rather than being 20-something miles from International Drive like the US-27 communities.

Small parties should look elsewhere. A couple, or one family of four, will be paying for ten bedrooms they cannot use, and nothing on the small end of the scale was built at this address. Anyone who wants a resort with a lazy river, a water park, an on-site restaurant and a golf course will also be happier somewhere else, because Sonoma provides none of those. What it provides is space, and a great deal of it.

Occupancy limits are enforced and they matter more here than anywhere. A house advertised as sleeping 21 sleeps 21, not 25 with airbeds, and exceeding the stated maximum puts your booking at risk. Get your final numbers straight before you confirm, including babies and toddlers, because they usually count.

Noise and parking are the two things that get large groups into trouble in Orlando. Community rules cover both, quiet hours apply overnight, and a ten-bedroom house naturally arrives with six or seven vehicles that all need somewhere legal to stand. Ask how many cars the driveway takes before you book the hire cars, and keep them off the grass and off the road overnight.

Register at the gate when you arrive. Access to Sonoma is through a monitored gate, so have the booking name and villa address ready on a phone rather than in an email you cannot open in the dark.

Bring or hire enough cars. No theme park shuttle serves Sonoma and public transport will not get 20 people to a park gate for a 9am opening. Most large groups take two or three vehicles, and a seven or eight-seater is worth the money. Accept the hire company's toll package at the desk, because SR-417 and the other Orlando toll roads increasingly run on cameras and transponders with no cash booths, and settling individual gantry charges from the United Kingdom afterwards is a thankless job.

Costs beyond the nightly rate follow the usual villa pattern. Pool heating is a separate optional extra, cleaning and management charges sit outside the headline price, and a card deposit is normal. Amenity access at Sonoma itself is stated as free to rental guests for the whole stay, and everything else should be confirmed in writing before you pay a balance.

Sort the paperwork early. British passport holders need an approved ESTA before departure, a full UK photocard licence is accepted for car hire, and travel insurance valid in the United States is essential. Hurricane season officially runs 1 June to 30 November, with the highest risk in August, September and October, so buy cover that responds to it and watch the forecast rather than avoiding those months outright.
