At a glance
Cranes stalk the grass verges at dawn, which is the first thing most guests mention when they get home. Roughly 120 acres off Poinciana Boulevard in Kissimmee hold four natural lakes, ringed by Florida woodland and ancient oak preserves with Spanish moss hanging off the branches. Ospreys and blue herons work the water all day. Around 300 villas were built here, principally in 2004, and they were laid out around the trees and the lakes rather than in place of them, which is why so many homes look onto woodland or water instead of onto the back of the next roof.
No clubhouse. Saying that plainly is the honest way to start, because it is the single fact that decides whether this community is right for your family. There is no communal leisure complex here, no lazy river, no water slide, no resort gym, no arcade and no tiki bar. What you get instead is a gated residential estate of private-pool holiday homes where the swimming happens in your own back garden, the loungers are always free, and the only person waiting for the deep end is whoever lost the race out of the patio doors.
Space is what 300 homes spread across 120 acres actually feels like. Plots are individual, houses are detached, and the lakes and oak preserves occupy land that a newer developer would have filled with another cul-de-sac. Residents live here all year alongside the holiday lets, so the streets feel like a neighbourhood rather than a resort car park, and the noise and parking rules that come with that are taken seriously.
Driving from here works differently, and mostly in your favour. Geography puts this in the US-192 corridor rather than the I-4 and US-27 villa belt out towards Davenport and ChampionsGate, which changes where you shop and how you reach the parks. Disney Springs is 10.5 miles away and roughly 20 minutes at a free-flowing hour, close enough that dinner out on a rest day needs no planning, no park ticket and no great act of will at five in the afternoon.

The homes and how they are built
Built principally in 2004, the houses here belong to the mid 2000s generation of central Florida holiday homes rather than to the current one. Detached properties on their own plots, stucco walls, tile roofs, a garage facing the street and a screened pool deck at the back is the standard shape. Because the estate was laid out around the oaks and the four lakes rather than through them, a good many of the houses look onto woodland or water instead of onto the back of the next roof, and a conservation outlook is a real possibility here in a way it is not on a newer development.
Layout follows the central Florida pattern of the period. Expect an open-plan kitchen and family room at the back, sliding doors onto the pool deck, a master bedroom with its own bathroom, air conditioning throughout and a full-size American kitchen with a large fridge freezer, oven, hob, microwave and dishwasher. Nothing here dates from the era of purpose-built nine-bedroom rental houses, so the scale is domestic and the shape of a house is recognisably a family home rather than a small hotel.
Pool decks do the work that a garden does at home. Sliding doors from the family room open onto a covered lanai with a table and chairs, the pool sits beyond it inside a screen cage, and the whole thing faces away from the street. Front gardens are small and the lawns are mown under the community arrangements, so life on this estate happens at the back of the house. Garages here often remain garages, which is the flip side of buying into an ordinary residential neighbourhood.
Games rooms exist in some of the houses and not in others, and where one exists it is usually a converted garage with a pool table, air hockey or an arcade cabinet and somewhere for teenagers to disappear to when the adults want the lounge back. What sits behind the label varies enormously, because one conversion is a full arcade and the next is a table tennis table and a dartboard. Nothing on this estate was purpose-built for holiday letting, and that is the trade you make for the setting.
Kit is where a Florida house differs most from a UK holiday cottage. Air conditioning runs throughout rather than in one room, the fridge freezer is large enough to make a proper weekly shop worth doing, and a washer and dryer in the house is common rather than guaranteed on a neighbourhood of ordinary homes. Check laundry specifically if you are travelling for a fortnight with children, because it is the difference between two suitcases and one.
Two questions decide how the week actually feels, and both are worth putting before you commit. Ask which way the pool deck faces, since a south or west facing deck holds sun into the late afternoon while a north facing one loses it early in winter. Then ask what the specific home backs onto, because a house looking at trees or water on this estate is a very different proposition from one looking at a neighbour.

Facilities on site
Facilities here are thin, and pretending otherwise would only get you cross on arrival. No clubhouse could be confirmed and in all likelihood none exists. There is no communal pool, no gym, no games arcade, no restaurant and no bar inside the gates. Various listing sites have at one time or another claimed a lazy river or a resort hot tub at Cumbrian Lakes. Every other source contradicts that, so it is not repeated here and any site that does repeat it deserves caution.
What is confirmed is the outdoors, and it is better than the usual holiday estate offering. Paved footpaths run through the community and around the lakes, used for walking, jogging and cycling, which is close to unheard of in this part of Florida where most people drive to the end of their own road. Nature trails push into the woodland. A fishing lake sits inside the boundary. A children's play area is the one piece of built kit on the estate.
Wildlife does a lot of the entertaining. Sandhill cranes are large, loud and entirely unbothered by people, and children who have spent three days queueing for animatronics tend to find a pair of them on the verge genuinely more interesting. Ospreys nest and fish here, blue herons stand in the shallows, and the oaks with their hanging Spanish moss give the whole place a look that has nothing to do with theme parks. Bring binoculars if anyone in the party is that way inclined.
Trade this against a resort community and be honest with yourself about what you actually use. At a big Davenport or Kissimmee resort you get a lazy river, dual slides and a poolside grill, and you also get several hundred other families using them, wristbands, published opening hours and a scramble for a shaded lounger before ten. Here the water is yours, the deck is yours, the hot tub is yours at midnight, and the loudest thing on the poolside is your own children.
One consequence needs planning for. With no shop, no bar and no restaurant on site, a forgotten pint of milk means a proper trip out rather than a two-minute walk to a resort market.

Pools and outdoor space
Private pools are effectively the point of Cumbrian Lakes, because there is no communal water anywhere on the estate and a house without a pool of its own would leave you with nowhere to swim. Hot tubs are common alongside them on the same deck. Decks are screened, which is the detail UK visitors most often underestimate. A screen enclosure keeps mosquitoes, lizards and falling oak leaves out of the water, takes the worst edge off the midday sun without shutting it out, and means you can leave the sliding doors open in the evening without the house filling with insects. Loungers, a table and chairs and a covered lanai section are standard.
Heating is a separate optional extra and it is the thing British families get wrong more than anything else. Florida winter nights fall into single figures in Celsius, and an unheated pool in January or February is genuinely too cold to swim in no matter how pleasant the afternoon air feels. Pool heat is booked as an add-on rather than included in the rate, and the charge is confirmed at the time of booking. For any stay between roughly November and April, order it. Nobody has ever regretted paying for pool heat. Plenty of people have regretted saving it.
Orientation decides how much sun the deck actually gets, and it is a fair question to put to any agent before you book. South and west facing decks hold sun through the afternoon and into the early evening, which is when most families are back from the parks and want to be in the water. North facing decks lose the sun early once the days shorten. Many homes on this estate were built with south or west facing pools, but it varies house by house, so ask rather than assume.
Hot tubs are usually heated on their own thermostat and take a few hours to come up to temperature, so ask for it to be switched on before arrival if you want to use it on night one. Anything charged for the spa is confirmed when you book rather than settled at the villa. Never leave children on a pool deck unsupervised. There are no lifeguards anywhere in this community because there is no communal water for them to watch.
Beyond your own fence, outdoor space means the four lakes, the paved paths and the oak preserves. Early mornings are the best of it, before the heat builds and while the birds are still working the water. Cycling round the lakes is a real option here, unlike on most Florida holiday estates, and a fishing lake sits within the community for anyone who fancies an hour doing nothing. Check the current rules on fishing and any licence requirement locally before you cast a line.

Where it is and how far the parks are
Kissimmee is the town here, in Osceola County, and not Orlando, which is true of the whole villa market rather than of this estate alone. Whole houses let by the week are not a use the City of Orlando permits in its residential streets, while Osceola County zoned deliberately for holiday housing, so the industry grew up out here instead. Nothing is lost by that, because the Disney parks sit in Bay Lake and Lake Buena Vista rather than in Orlando either.
Finding it is easy once you know the landmark. Coming along US-192 in Kissimmee, turn south at the traffic lights by Walgreens, opposite Camping World, signposted Poinciana Boulevard. Run roughly four miles down that road and Cumbrian Lakes is on the left, just past Liberty Village. You are around marker 10 on US-192, which is the quieter western half of the Kissimmee strip rather than the neon end.
No I-4 exit is worth quoting for this one, and that is a useful thing to know rather than a gap. Access is by US-192 and Poinciana Boulevard, so your daily run to Disney goes west along 192 rather than north up the interstate, and you spend far less of your holiday sitting on I-4 than guests staying out on the US-27 corridor do.
Distances below were measured by a routing engine to each park's own guest car park, quoted at free-flowing traffic. Disney Springs is 10.5 miles and around 20 minutes. Hollywood Studios is 11.1 miles and around 24 minutes. EPCOT is 11.8 miles and around 22 minutes. Animal Kingdom is 12.4 miles and around 18 minutes. Magic Kingdom is 15.1 miles and around 21 minutes, and remember that Disney's own car park to park gate transfer adds time at that one. SeaWorld is 14.6 miles and around 30 minutes, Universal Orlando is 17.8 miles and around 29 minutes, and Orlando International Airport is 25.3 miles and around 36 minutes.
Peak traffic is the caveat on every one of those numbers. Weekday rushes run roughly 7am to 9:30am and again from 4pm to 7pm, and park closing puts several thousand cars onto the same roads inside twenty minutes. A 20 minute run at eleven in the morning can be 40 at half past five. Build that into any dining reservation and leave earlier than feels necessary for an early morning park entry.
Toll roads are part of driving in this part of Florida, particularly SR-417 and SR-429 and the SR-528 Beachline into the airport, and some sections are transponder-only with no cash booths. Take the hire company's toll package at the desk. It costs a modest daily amount, it is confirmed when you collect the car, and it removes an entire category of holiday admin for the sake of a few dollars a day.

Eating and shopping
Nothing on this estate feeds you. No restaurant, no bar, no shop, not even a vending machine by a clubhouse, because there is no clubhouse. Every meal starts either in your own kitchen or in the car, and once you accept that, the location works in your favour, because US-192 is one of the densest strips of supermarkets and chain restaurants anywhere in central Florida and it is four miles back up Poinciana Boulevard.
Publix is where most UK families do the weekly shop, and it is the one to head for on arrival day. Prices sit above the discount chains and the quality shows it, the deli counter builds subs to order and is the cheapest decent lunch you will buy all week, and the buy-one-get-one offers on the shelf edges are the way to shop rather than a gimmick. Walmart and Target cover cheaper bulk buying, beach towels, buggies, paddling toys and anything you decided not to pack. Target is generally the calmer of the two with tired children in tow.
Bigger shops on day one save money all fortnight. With a full kitchen in every house and laundry in most of them, buy breakfast for the week and bottled water by the flat, and reserve eating out for the evenings you actually want it.
Restaurants along US-192 run to the familiar American chains, steakhouses, buffets, pancake houses and the rest, and they are cheap by UK standards until the extras land. Florida sales tax goes on top of the menu price and it is not shown on the menu. A tip of 18 to 20 per cent is expected for table service and servers are paid on the assumption that you will leave it. Budget a main course at nearer 30 per cent above its printed price and you will not be caught out.
Petrol is cheap compared with home and worth topping up before the airport run rather than at the hire car return. Most pumps ask for a US postcode at the card reader, which a UK card will not satisfy, so pay inside the kiosk instead of arguing with a machine in 33 degrees. Fill up on US-192 rather than at the last station on the airport approach, where prices climb sharply.

Who it suits
Families of six to eight who want the pool to themselves are the natural fit, and the estate is sized for that kind of group rather than for a party of twenty. Two families sharing, or a family plus grandparents, get a private pool, usually a hot tub and often a games room, for less per head than a set of hotel rooms and with a kitchen that removes the daily breakfast bill. If your idea of a good afternoon is your own deck, a cold drink and nobody else's music, this is the community for you.
Couples and older travellers who have done Orlando before also do well here. Second and third-time visitors tend to stop wanting wristbands and lazy rivers and start wanting quiet, and 120 acres of oaks, lakes and paved paths delivers that in a way a resort with a water slide never will. Being able to walk or cycle round a lake before breakfast is genuinely rare in this part of Florida.
Groups with teenagers need a moment of honest thought. A games room in the house covers rainy afternoons and the hour before dinner where one exists, but there is nothing else on site to occupy anyone: no arcade, no basketball court, no bar, no other teenagers milling around a communal pool. Everything social happens in the car, on US-192 or at the parks. Some teenagers are perfectly content with that. Others get bored by day four.
Anyone hoping for resort facilities should book elsewhere, and it is better to know that now than to arrive expecting a lazy river. If a water park inside the gates, a poolside grill, a gym and a kids' club are on your list, communities like Storey Lake, ChampionsGate and Windsor Island are built around exactly those things and this one is not. Choosing Cumbrian Lakes is choosing privacy over facilities, deliberately.
Party groups and anyone planning a loud week should also look elsewhere. Around 300 homes sit here in a gated conservation setting with residents as well as holidaymakers, noise and parking rules are taken seriously, and a fishing lake at nine in the evening is not the backdrop for a stag do. Nobody travelling without a hire car should consider it either, because there is no shuttle, no shop and no restaurant within walking distance of the gate.

Good to know before you book
Gate and arrival admin is the first thing to sort. Gated communities in this part of Florida generally want your vehicle registered on arrival, sometimes with a parking permit displayed and sometimes with each guest name lodged in advance. Ask for gate codes, access instructions and the key or lockbox arrangement before you fly, and save them offline on your phone, because arriving at ten at night after a nine-hour flight is the worst possible time to be hunting through an inbox for a code.
Costs that sit outside the headline rate catch British families out every year. Pool heating is an optional extra rather than an inclusion, and there may also be a cleaning charge, a management or community fee, Florida taxes and a refundable card hold. None of those appear on a nightly rate comparison. Ask for the full total before you weigh a villa against a hotel, because the two figures are not measuring the same thing, and take a credit card rather than a debit card for the security hold.
Weather runs on a predictable pattern. June to September is hot, humid and wet, with thunderstorms building most afternoons and usually clearing inside the hour. Hurricane season officially runs from 1 June to 30 November, with the genuine risk concentrated in August, September and October, so buy proper cover and keep an eye on forecasts rather than writing off those months entirely. Winter is dry and mild, days are pleasant, and January nights get cold enough that an unheated pool sits unused all week.
Paperwork is simple if you deal with it early. British passport holders need an approved ESTA applied for online well ahead of departure, and a full UK photocard licence is accepted for hiring a car without an international permit. Travel insurance valid in the United States is not optional, existing medical conditions must be declared honestly for it to pay out, and American medical bills are exactly as alarming as their reputation suggests.
Driving settles down quickly once two habits click in. You are on the right, and after a full stop you may turn right on a red light unless a sign specifically forbids it, which speeds up every junction on US-192 once you trust it. A school bus with flashing red lights means a full stop in both directions and is enforced hard. Speed limits are lower than you expect, junctions are wide and slow, and a hire car is not optional here: no shuttle serves this community and no park is walkable from it.

Watersong is guard-gated, calm and 12.5 miles from Animal Kingdom, built against woodland and water conservation land off US-17/92, and it trades water parks and restaurants for quiet streets, a small clubhouse and a great deal of green space.
