Sprinklers and birdsong, rather than somebody else's suitcase wheels at six in the morning. Providence covers around 2,200 acres of Polk County, east of US-27 and deliberately away from the villa strip most UK families picture when they think of Orlando. Planners drew it for more than 4,000 homes and laid it out as a residential golf community first, with holiday letting as a secondary use rather than the whole point. That ordering shows in everything. Verges are wide, lawns are cut, streets curve rather than run in grids, and most of the cars parked on them belong to people who live here every month of the year.

Security is taken seriously, and you feel it most at eleven at night. A manned guard gate operates 24 hours a day and roaming security patrols work inside the walls, which is a stronger arrangement than several much larger resorts in the area manage. Streets beyond the barrier read as neighbourhoods rather than as ranks of rental houses, and that changes the feel of an evening more than any facility list does.

Golf is the anchor, and an early nine while the house is still asleep is an easy thing to arrange. Providence Golf Club plays 18 holes of championship layout designed by Mike Dasher, routed through freshwater creeks, old hardwoods and wetlands, with Champion G12 greens and a driving range and putting green attached. It is a daily-fee public club that happens to sit inside the gates, so anyone can play it and tee times are booked directly with the club.

Housing is where Providence departs from the villa strip. Planners drew neighbourhoods rather than rental rows, threaded between the golf routing, the creeks and the conservation land, with wide verges, cut lawns and curving streets instead of a grid. Some streets look onto a fairway, some back onto wetland, and a good share of the houses are lived in every month of the year by people who are not on holiday.

Distance is where you need to go in with your eyes open, and it belongs at the top of the page rather than in the small print. Magic Kingdom is 20.5 miles away and Animal Kingdom 12.5, which is a longer daily run than you would face from the communities packed along US-27 and US-192. What the drive buys in exchange is calm, space, a proper golf course and streets that are not full of hire cars at midnight.

Residential first is the phrase to hold onto. Planners drew Providence for more than 4,000 homes as a golf community, and the houses were built to be lived in rather than turned over twice a month. That shows in the mature planting, in the width of the verges, and in the absence of the themed-everything approach that purpose-built letting resorts take as standard.

Neighbourhoods differ more than a single address suggests. Some streets are routed against the golf, so the lanai looks down a fairway and the outlook stays open for good. Others back onto conservation land, creek or wetland, which is quieter again and better for anyone who likes seeing a heron at breakfast. A third sort simply faces other houses, and there is nothing wrong with that beyond a shorter view.

Layouts inside follow the Florida pattern regardless of which street you land on. An open kitchen, dining and living space runs across the back of the house and opens onto the pool deck through sliding doors, with bedrooms split between that level and upstairs. Screened pool decks are the standard build rather than an upgrade, because an unscreened deck in this part of Florida means insects in the water by the second evening.

Kit differs from a UK holiday cottage in ways worth knowing before you unpack. Central air conditioning runs throughout, the kitchen carries an American fridge freezer with ice and water in the door, a dishwasher and a large oven and hob, and a barbecue often sits out on the deck. Converted-garage games rooms and corner hot tubs do turn up, though less uniformly than at the resorts built purely for letting, so treat both as things to confirm rather than assume.

Aspect is the question to ask on any house here, because it decides your evenings. A south or west facing deck holds sun on the water until late, while a north-facing one drops into the house's own shadow by mid-afternoon in winter. Ask what the deck actually looks at as well, since a fairway, a stretch of wetland and a neighbour's fence are three different holidays at the same nightly rate.

Two separate clubhouse buildings serve Providence, and knowing which is which saves you a wasted drive on day one. A residents' clubhouse anchors the amenity side of the estate, with a separate gym building alongside it. Around the corner, the golf clubhouse runs to roughly 8,000 square feet and is the one with the food, the bar and the view.

Inside the golf clubhouse you get a pro shop of about 1,000 square feet, a restaurant, a full-service bar, banquet facilities and patio dining looking out over the course. It is the social centre of the place and it is open to the public rather than being members only, which is unusual and useful. Anyone in the group who does not play can still sit on that patio with a cold drink while the rest of you finish the back nine.

Golf itself is the standout facility and worth describing properly. Mike Dasher designed the 18-hole championship course, and it is routed through freshwater creeks, mature hardwoods and stretches of wetland rather than being bulldozed flat and lined with houses. Greens are Champion G12. A driving range and putting green sit alongside for warming up or for teenagers who want to hit balls for an hour. Crucially, the club is not affiliated with the homeowners' association, so a villa booking does not automatically include golf. Tee times are arranged directly with the club and paid for on a daily-fee basis.

Sport beyond golf comes down to lighted tennis courts and a gym. Floodlights matter in Florida because playing at two in the afternoon in August is not a serious proposal, whereas eight in the evening is pleasant. Set your expectations correctly on the rest. Providence has no water park, no lazy river, no water slides and no cinema room, and that is far better known now than discovered on the first wet afternoon.

Two resort-style pools serve the community, and they are exactly what the description says: proper swimming pools with space around them for loungers, rather than a water park with slides and tubing. Families who want dual racing slides and a thousand feet of lazy river are booking the wrong community, and honestly the pools are not why most people choose Providence anyway.

Your own pool is the one you will actually use. Private water behind a screened deck is the norm on the holiday homes here, and in practice a Providence week revolves around it. Children are in and out from breakfast, the barbecue happens on the lanai, and nobody has to queue for a lounger or listen to somebody else's music. A spa or hot tub in the corner of the deck turns up often enough to be worth asking for, and it earns its keep on cool January evenings far more than people expect before they travel.

Heating is the detail that catches UK families every winter. Florida pools are unheated by default and an unheated pool in January or February sits at a temperature nobody in your group will tolerate for more than a minute. Heating is sold as a separate optional extra rather than folded into a rate, and it is worth taking between roughly November and March. Order it in advance rather than on arrival, because it takes the better part of a day to bring a pool up to temperature.

Outdoor space beyond the pool deck is one of the genuine pleasures here. Wetland, creek and hardwood run through the golf routing, so wading birds and turtles are ordinary rather than remarkable. Houses on the course side look straight down a fairway and those on the outer edges look onto conservation land instead. Evenings are quiet enough to hear the frogs, which is not something anyone says about the US-192 strip.

Polk County holds this address, with Davenport as the postal town, and Orlando does not come into it. Letting a whole house by the week is not permitted in the City of Orlando's residential neighbourhoods, so the estates of this kind were built across Polk, Osceola and Lake counties instead. Being this far out is a deliberate choice about quiet and space rather than an accident, and the drive times below are the price of it.

Providence sits in Polk County with a Davenport postal address, ZIP 33837, and the golf clubhouse address is 1518 Clubhouse Boulevard if you are programming a satnav before you fly. Position it in your head as east of US-27, inland from the Four Corners villa corridor. No official directions page publishes a specific interstate exit number for Providence, so this page will not invent one. In practice you navigate by US-27 and Ronald Reagan Parkway, which is how the locals describe it and how the sign gantries are laid out.

Drive times below come from a routing engine on free-flowing roads, so treat them as your best case rather than your average. Magic Kingdom is 20.5 miles and roughly 33 minutes. Animal Kingdom is the closest Disney park at 12.5 miles and about 27 minutes. EPCOT is 18.5 miles and around 34 minutes, Hollywood Studios 18.3 miles and around 38, and Disney Springs 19.6 miles and around 35.

Universal Orlando is a serious run at 27 miles and roughly 43 minutes, and SeaWorld is 23.9 miles and around 44. Neither is an afternoon add-on from here. Plan both as full days with an early start, and expect the return leg after a late park close to feel considerably longer than the outbound.

Orlando International is 34.6 miles and roughly 50 minutes, which is a long transfer at the end of a nine-hour flight with tired children. Build it into your first-day plan, pick the hire car up, do the Publix shop on the way and accept that day one is a travel day.

Peak traffic is the variable that ruins schedules. Weekday congestion on I-4 runs roughly 7am to 9:30am and again from 4pm to 7pm, and inside those windows every figure above stretches. Leaving the villa at 8am for a 9am park opening works in October and does not work in the middle of July.

On-site dining comes down to one place, and it is a good one. Blue Heron Tavern sits in the golf clubhouse with a restaurant, a full-service bar and patio seating overlooking the course. Being inside the gates makes it the easy option on an arrival night when nobody wants to get back in the car, and being open to the public rather than members only means you do not need to be a golfer to sit down and order.

Beyond the tavern you are driving, and that is simply the nature of a residential golf estate rather than a resort with a food court. Nothing else on the property serves food. There is no poolside tiki bar, no ice cream parlour and no on-site marketplace, so plan a shop rather than assuming you can buy milk at reception at ten at night.

Your weekly food shop happens at Publix, and it is the supermarket almost every UK family settles on within about two days. Prices sit above Walmart, the aisles are wide and clean, and the deli counter making subs to order is the cheapest decent lunch you will find anywhere in central Florida. Walmart and Target are the cheaper bulk option along the US-27 corridor for the things nobody wants to overpay for, which usually means water, beer, sun cream and cereal.

Restaurant chains cluster along US-27 and along US-192 further north, covering the familiar names UK families default to. Book nothing and expect to wait 20 to 40 minutes at seven o'clock on a Saturday. Disney Springs, at 19.6 miles and around 35 minutes, is the alternative when you want a proper evening out with shops and cinema attached, and it needs no park ticket to get in. Add tax to every menu price and budget 18 to 20 per cent for the tip.

Golfers get more out of Providence than out of almost any villa community in this part of Florida. Waking up, walking or driving three minutes and teeing off on a Mike Dasher championship layout without hunting for a course or a lift is a genuinely different holiday. Bring clubs, book tee times directly with the club, and let the non-golfers take the car to Disney for the morning while you play.

Couples and older travellers do well here for the same reason the location annoys some families. Nights are properly quiet. Streets are residential, the security patrol goes round, and you are not sharing a wall with a group of 20 celebrating a birthday. Repeat visitors who have done the parks three times and now want a base with a pool, a course and a decent bar tend to love it.

One or two families travelling together are the natural fit for a residential golf estate. Houses here were built for households rather than for coach parties, so two families, or a family with grandparents, settle into one comfortably with their own kitchen and their own pool and nobody negotiating over loungers. Very large parties are better served by the letting resorts that build and price for them.

Anyone building the holiday around park hours should think carefully. Twenty miles and half an hour each way to Magic Kingdom, twice a day, across a fortnight adds up to a lot of driving and a lot of petrol. Families doing 10 park days out of 14 will get more from a community closer to Disney and should look at the Kissimmee and ChampionsGate addresses instead.

Water park families should look elsewhere too. Two resort pools and lighted tennis courts are the extent of the leisure offer. If your teenagers expect a lazy river and duelling slides on site, Providence will disappoint them by Tuesday.

Register at the gate on arrival. A manned guard house operates around the clock with roaming patrols inside, and the guard will want the booking name, the villa address and usually a driving licence before the barrier lifts. Bring the confirmation on your phone rather than buried in an email you cannot find at eleven at night after a delayed flight.

Golf is not automatically included with a villa. Providence Golf Club is a daily-fee public club and is not affiliated with the homeowners' association, so green fees are paid directly and tee times are booked directly. Sort peak-season slots before you fly rather than turning up on a January morning and hoping.

Charges to expect are the usual villa charges rather than resort ones. HOA dues cover the common areas, and Providence has no community development district levy on top, which is a genuine point in its favour compared with some neighbours. Pool heating is a separate optional extra, cleaning and any management fees sit outside the headline nightly rate, and a card deposit is normal. All of those amounts are confirmed to you at the time of booking rather than quoted here, because they move.

A hire car is not optional. No shuttle serves the parks from here and no useful public transport exists, so collect the car at the airport and keep it for the whole stay. Take the hire company's toll package at the desk. SR-429 and the other toll roads around Orlando increasingly run on cameras and transponders rather than cash booths, and chasing individual gantry payments from the United Kingdom afterwards is a thoroughly miserable job.

Paperwork and timing are worth sorting early. British passport holders need an approved ESTA before departure, a full UK photocard licence is accepted for car hire, and travel insurance valid in the United States is essential rather than advisable. Hurricane season officially runs 1 June to 30 November, with the real risk concentrated in August, September and October, so buy cover that responds to it. Summer afternoons bring thunderstorms that usually clear within the hour, and January nights genuinely get cold enough to justify the pool heat.
