Nobody here minds twelve of you in the pool at nine at night. Lennar built The Retreat as a dedicated short-term-rental neighbourhood inside the wider ChampionsGate development, and that single planning decision is the reason to choose it: homes here were designed, sold and zoned from the outset to be let by the week to holidaymakers. Your neighbours are other families on holiday rather than people who leave for work at seven in the morning and would rather you kept it down.

Uniformity is the second thing to understand, and it works in your favour when you are booking blind from four thousand miles away. The Retreat went up as a single Lennar phase to a small set of house plans, so build dates, specification and finish sit closer together here than in communities that filled in over fifteen years. Private pools and games-room garages were part of that specification rather than something owners added later, which is why they are close to universal on these streets.

Coming and going is the same as it is for the rest of the estate. Access comes off I-4 at exit 58, ChampionsGate Boulevard, with the amenity approach running along Oasis Club Boulevard. Three gated entrances serve ChampionsGate as a whole and two of them are manned around the clock.

Scale is moderate by ChampionsGate standards. Four and five bedroom plans form the core of the neighbourhood, with larger houses available at the top of the range, and bathroom provision that is generous against the bedroom count. The spread is narrower and more usable than the wider estate, where the very largest properties dominate.

Golf frontage is not what this address offers. The Retreat sits away from the fairways, so anyone who wants to watch a round from the lanai should look at the parts of ChampionsGate that back onto a course. Playing is a separate question, and for many Retreat homes access arrives through the Lennar amenity package attached to the property.

03 Plan your stay

The homes and how they are built

Consistency is the practical value of a single-phase build. The Retreat went up to a small set of Lennar plans over a short period, so the houses on these streets sit closer together in age, specification and finish than they do in a community that filled in gradually over fifteen years. What that means for a visitor is fewer surprises between one house and the next.

Layouts follow the Florida convention. Ground floor holds an open kitchen, dining and living space that opens onto a screened pool deck through sliding doors, with at least one bedroom suite downstairs for anyone who does not want stairs. Upstairs carries the remaining bedrooms, often with a loft landing used as a second lounge. Bathroom counts here are generous against bedroom counts, which matters more on a park morning than any other single feature.

Games rooms are the Orlando convention and are close to universal on these streets. Expect a converted garage with air conditioning, a pool table or air hockey, arcade machines in many, and somewhere to sit. Some of the larger houses run a themed setup with a separate cinema room. Contents vary a great deal even where the room itself is a given, so read the photographs rather than the word.

Laundry is the quiet win in a neighbourhood built for letting. A washer and dryer is normal here rather than a bonus, and across a fortnight with children that changes what you pack. Two swimming costumes each instead of six, one suitcase fewer, and no hunting for a laundrette on day nine. American dryers are vented and fast, and the machines usually sit in a utility room off the kitchen or the garage.

Kitchens are full sized throughout, with an American fridge freezer, dishwasher, cooker and microwave, and most decks carry a barbecue. Air conditioning is standard. Bedding is provided and beds are made up for arrival, though extra towel and linen changes mid-stay are normally a chargeable service rather than an included one.

Facilities on site

Guests staying at The Retreat use The Oasis Club, the ChampionsGate clubhouse at 1520 Oasis Club Boulevard. Lennar opened it in January 2015 across 16,000 square feet, and it functions as the social centre for the holiday-let side of the estate. Walking or driving over becomes part of the daily rhythm here, and most families end up going at least every other day.

Inside sits the Grille Room, a restaurant and bar with both indoor tables and patio seating, alongside a movie theatre, a games room and arcade, a fitness centre, an aerobics room, a children's area, a business centre and a concierge desk. Towels and lockers are available so you do not have to carry a pile of damp things back to the villa.

Water facilities are what most children come for. A heated zero-entry lagoon pool sits at the centre, with a second temperature-controlled pool beside it, a lazy river, a two-storey twisting water slide and an interactive splash zone scaled for small children. Lifeguards are on duty. Cabanas can be rented poolside if you want shade and somewhere to leave your things, and the Tiki Bar covers drinks and a snack without a trip home.

Courts are plentiful. Seven tennis courts and a sand volleyball court serve the community, which means a game is usually possible rather than theoretical. Racket sports early in the morning or after five in the afternoon beat the middle of the day comfortably in summer.

Golf sits at ChampionsGate Country Club, 18 holes at par 72 designed by George Clifton, with access for many Retreat homes coming through the Lennar amenity package attached to the property. Access for your specific villa is confirmed at booking, and it is worth asking before you pack the clubs.

One further clubhouse exists on the estate. The Plaza, around 30,000 square feet, serves the ChampionsGate Country Club section with its own restaurant, outdoor bar, two geothermally heated pools, a jacuzzi, a fitness centre, a yoga room, a dry sauna, a games room, a library, pickleball courts and a putting green. Access to it is not automatic from a Retreat rental, so treat it as a bonus to be confirmed rather than an expectation.

05 Plan your stay

Pools and outdoor space

Private pools are close to universal on these streets, because they were part of the original build specification rather than something owners added later. Spa or hot tub is common alongside them, usually set into a corner of the same deck. None of that is a guarantee on any individual house, so confirm both for the specific property if they are on your must-have list, since arriving to find the water is communal is the most common disappointment in Orlando villa holidays.

Heating is charged separately and arranged before travel, with the amount confirmed at the time of booking. Take it between November and March without hesitating. Florida winter days can be beautifully warm while the pool sits cold enough that children last about ninety seconds, and the heater needs a day or more to bring a full pool up to a usable temperature. Book it for the whole stay rather than a few nights in the middle.

Hot tubs on these properties are typically built into the pool deck and share the same heating system, so heating the spa usually means heating the pool as well. Evenings in the hot tub after a park day are the part of the holiday that adults remember, particularly in January when the air is cool and the water is not.

Decks are screened against insects, with a covered lanai at the house end giving shade and a sun deck beyond it. Screening also keeps leaves and lizards out of the water and makes the difference between a pool you use after dark and one you abandon at dusk. Furniture and loungers come as standard, and many homes carry a barbecue.

Orientation is worth asking about before you choose between two similar properties. South and west facing decks hold the sun into the evening. North facing decks fall into the shadow of the house from mid-afternoon, which is welcome in August and less so in December. On smaller lots that difference is noticeable within an hour of arriving.

Rules apply after dark, as they do everywhere in ChampionsGate. Keep music down, keep occupancy within the stated limit for the property, and remember that houses here sit reasonably close together. Security does patrol and does respond.

Where it is and how far the parks are

ChampionsGate, with a Davenport postal address in Osceola County, is where this neighbourhood sits, and Orlando is not the town. Lennar could build a dedicated short-term-rental neighbourhood here precisely because the county zones for that use, which the City of Orlando does not do in its residential streets. Being outside the city is the reason the houses around you hold holidaymakers rather than commuters.

Sitting inside ChampionsGate means the drive times are identical to the wider community, and they are good ones. I-4 exit 58 is your junction, rebuilt as a diverging diamond interchange in spring 2023, which cleared the queue that used to build at the top of the ramp. ChampionsGate Boulevard is signed as CR-532 and runs east from the interchange towards the Disney complex.

Animal Kingdom is the closest Disney park at 13.0 miles and around 20 minutes. Hollywood Studios measures 12.7 miles and around 27 minutes, EPCOT 12.9 miles and around 23 minutes, and the Magic Kingdom car park 14.9 miles and around 22 minutes. Disney Springs comes in at 15.4 miles and around 25 minutes, which makes an evening out for dinner and shopping genuinely easy.

Further afield, Universal Orlando is 21.5 miles and around 32 minutes, and SeaWorld 18.3 miles and around 33 minutes. Both deserve a full day rather than a half. Orlando International Airport is 29.0 miles and about 39 minutes, a straightforward first drive when you land with tired children in the back.

Every figure above is free-flowing, measured to the guest car parks by a routing engine rather than guessed. I-4 at weekday peak, roughly 7am to 9:30am and 4pm to 7pm, stretches all of them, sometimes considerably. Leaving for a park by half past eight, or staying out until after seven, is the practical way round it.

Driving is not optional. No park is walkable, public transport to the gates does not exist in any reliable form, and rideshare across a fortnight of park days costs more than a hire car would. Toll roads including the SR-429 and SR-417 are part of the road network here, so take the hire company toll package at the desk. Trying to pay at individual gantries is a false economy and some sections no longer accept cash at all.

Fuel is cheap by British standards and pumps usually ask for a US postcode at the card reader, which UK cards cannot supply. Paying at the kiosk inside solves it in ten seconds.

07 Plan your stay

Eating and shopping

Supermarket first, before you even unpack. Publix is where most UK families do the weekly shop, and the deli counter making subs to order is the cheapest decent lunch you will find near the parks by a wide margin. Buy breakfast items, poolside drinks and enough for four or five evening meals at home, because eating out every night is what quietly doubles a Florida holiday budget.

Bulk buying is cheaper at Walmart or Target, and Posner Park at I-4 exit 55 near Davenport collects the big stores in one car park. Pool inflatables, beach towels, sun cream, a cool box and a spare phone charger all cost a fraction of the theme park price there. One arrival day trip beats three smaller ones.

On site, the Grille Room at The Oasis Club handles lunch and dinner with indoor and patio seating, and the poolside Tiki Bar covers drinks and snacks through the day. Having a restaurant a short drive or walk from the villa matters more than people expect on the day when nobody wants to cook and nobody wants to drive.

Nearby, the Omni Orlando Resort next to ChampionsGate runs restaurants open to non-residents, which gives you a more grown-up option for an evening without a long drive. Weekends fill, so book rather than turn up.

Restaurant costs work differently to home. Menu prices exclude Florida sales tax, and table service expects a tip of 18 to 20 per cent, which is not really optional. Add both and a twenty dollar main course lands nearer twenty-five. Bar staff expect a dollar or two per round. American portions are large, so sharing a starter or ordering a children's portion is normal and nobody will look at you oddly for it.

Water refills are free almost everywhere, including inside the theme parks, and a reusable bottle each saves a surprising amount across a fortnight in August.

08 Plan your stay

Who it suits

Families who want certainty should start here. A neighbourhood built in one phase for one purpose throws up fewer surprises than a community assembled over fifteen years, and the standard specification covers most of what a UK family puts on its must-have list. Choosing tends to come down to size, layout and price rather than to which box is missing.

Two families travelling together fit these houses better than most. Four and five bedroom plans with at least three bathrooms are the core of the neighbourhood, which is exactly the shape of two households sharing. Everyone gets a bedroom, the bathroom count holds up on a park morning, and the games room absorbs the children when the adults want the lounge.

Groups wanting an evening out rather than a night in are well served, because the water park, the Grille Room and the Tiki Bar are all a few minutes away and the ChampionsGate area has shops and restaurants close by. Nobody has to be the designated driver every single night.

People who want peace and a residential street should look elsewhere. Being expressly built and zoned for holiday letting is the whole point of The Retreat, and the flip side of that is holiday noise. Children in pools, groups arriving with suitcases at odd hours, and hire cars coming and going. A quieter, more residential Florida is available, just not on this street.

Golfers who want a fairway from the lanai are also better served elsewhere in ChampionsGate, since this neighbourhood sits away from the courses. Playing golf is entirely practical from The Retreat. Watching it from your own pool deck is not.

Party and stag groups are the wrong fit and will be turned away. Occupancy limits per property are stated and enforced, quiet hours apply, and the gate staff are used to spotting a booking that does not match the group that arrives. Better to hear that now than at the guard house.

09 Plan your stay

Good to know before you book

Zoning is the term you will see in listings and it is worth understanding properly. Being zoned for short-term letting means the local authority permits weekly holiday rental on these plots, so the homes were built to that use and the neighbourhood expects it. Practically, that means no awkwardness about being obviously on holiday, and management companies that operate at holiday pace with lockbox codes, arrival packs and a local number to ring.

Gate registration happens on arrival. Two of the three ChampionsGate entrances are staffed around the clock and the third is electronic. Carry the booking confirmation and the lead guest passport, expect vehicle details to be recorded, and put the gate code somewhere you can retrieve it at midnight rather than in an email you cannot find.

Amenity access is attached to individual homes rather than granted estate-wide. Oasis Club entry and any golf privileges arrive through the fee package on your particular property, and there is a layered structure behind the scenes involving a neighbourhood association, the ChampionsGate Master Association and a separate club amenity charge. What your booking includes is confirmed in writing at the time of booking, and asking the question directly is always worth the two minutes.

Extras that do not appear in a headline nightly rate include pool and spa heating, cleaning, any mid-stay linen change and a refundable card deposit. Get the full total before comparing a villa price against a hotel price, because the two figures measure different things.

Season shapes the trip more than most people expect. June to September brings heat, humidity and an afternoon thunderstorm that usually clears within the hour. Hurricane season officially runs 1 June to 30 November with the real risk in August, September and October, so take insurance valid in the United States that covers travel disruption. Winter is dry and pleasant with cool nights, which is why pool heating matters so much between November and March.

Paperwork is straightforward if done early. British passport holders need an approved ESTA, a full UK photocard licence is accepted at the hire desk, and a credit card makes the vehicle deposit hold far less painful than a debit card does.
