At a glance
Start with the thing most sites bury. Tuscana is a condominium resort rather than a community of detached villas, and private pools do not exist here. Every guest swims at the shared resort pool, and if a pool of your own is the point of a Florida holiday then you should be reading about a different community entirely. Being straight about that at the top saves everyone a difficult conversation later, because a condominium resort is a genuinely different product to a detached villa with a screened deck.
What you get instead is a smaller, cheaper, simpler base in a very good spot. Cream low-rise Mediterranean-style blocks line palm-planted avenues behind a gate at 1395 Tuscana Lane, Davenport, ZIP 33896, inside the ChampionsGate area which sits at I-4 exit 58. Units are one, two and three bedroom condominiums with screened patios, full kitchens and laundry inside the apartment rather than down a corridor, so a fortnight of park clothes still gets washed.
Golf frontage defines the layout more than anything else does. Blocks are set to face fairway and water rather than to face each other, which for a condominium resort is a real advantage and not a marketing line, and it gives the site a sense of space that a car park surrounded by apartments never has. Avenues between the blocks are wide, planted and quiet, and the whole place reads more like a low-rise Mediterranean village than a block of flats. Coffee on a screened patio with mown grass in front of you is the morning this address actually sells.
Size is the trade-off and it cuts both ways. A two or three bedroom apartment suits a couple, a family of four or a small family of five comfortably. It does not suit ten people, and no amount of sofa beds changes that. Groups larger than six should look at the detached villa communities at Champions Gate or The Retreat a few minutes up the road.
Management sits with Tropical Escape, who have run rentals here since 2006, and the resort traded historically as Tuscana Resort Orlando by Aston. Total unit count and the year it was built are not published on any source worth trusting, so this page quotes neither.
02 Plan your stay
The homes and how they are built
Condominiums, not houses. That is the honest description of the building stock at Tuscana, and it changes the shape of the holiday in ways worth spelling out. You walk from a shared car park to a shared entrance, then up to your own front door on one level. There is no garage, no games room converted out of a garage, no private deck under a screen cage and no gate of your own. In exchange the nightly cost sits well below what a detached villa with a pool commands a few minutes up the road.
Blocks are low-rise, cream rendered and Mediterranean in style, arranged in small clusters along the planted avenues rather than in one long slab. Upper-floor apartments are part of that arrangement, and stairs with a fortnight of luggage and a buggy are a genuine consideration, so establish which floor a specific apartment sits on and whether there is a lift to it before a deposit is paid rather than after.
Inside, the layout is a proper apartment rather than a hotel room with a kettle. Open plan living and dining space, a full kitchen with a cooker, dishwasher, microwave and American fridge freezer, and a screened patio or balcony off the living area. Screened is the important word there, because it means you can sit out in the evening with the doors open without the insects joining you.
Laundry sits inside the apartment rather than in a shared block down a corridor, and that is a bigger deal than it sounds. Washing swimming things overnight means packing half the clothes, and across a fortnight in July with children it removes an entire category of holiday admin. Machines are usually in a utility cupboard off the kitchen or hallway.
Kit is where a Florida apartment differs most from a UK holiday flat. Air conditioning runs throughout rather than in one room, and it runs hard in summer, so expect the place to be cold when you walk in and adjust the thermostat rather than opening a window. Beds are made on arrival and linen is provided. Mid-stay cleaning and extra linen changes are usually a chargeable service, confirmed at the time of booking.
Variation between apartments comes down to floor, aspect and how recently the owner last refitted the kitchen and bathrooms, because each unit in a condominium resort is owned and furnished separately. Two apartments in the same block can be a decade apart in decor while sharing an identical floor plan. Aspect is the one to ask about directly, since a patio looking down a fairway and across water is a different morning to a patio looking at the parking.

Facilities on site
A clubhouse anchors the resort, though it carries no separate brand name that could be confirmed, so listings simply call it the clubhouse. Inside there is a fitness centre, a games room and arcade, and a 30-seat movie theatre that runs family movie nights. Thirty seats is small, which in practice means it feels like a private screening rather than a cinema, and it is one of the better wet-afternoon options in this price bracket.
Water facilities amount to a resort-style heated swimming pool, a separate children's pool, a jet spa and hot tub, and a sun deck around them. That is the full extent of it. There is no lazy river, no water slide and no water park here, and anyone expecting one has confused Tuscana with the ChampionsGate villa amenities up the road. Being clear on that point matters, because the two are separate and a Tuscana booking does not give you the ChampionsGate water park.
Outdoor space beyond the pool deck runs to a picnic area with barbecue grills, which is where most families end up on a night when nobody wants to drive to dinner. Tennis courts, a basketball court, a playground and a splash pad are all mentioned by various websites, none of them could be verified on an official source, and this page therefore does not claim them. If one of those decides a booking, get it confirmed in writing before the balance is paid rather than taking it from a brochure.
Dining and a poolside bar are referenced repeatedly by operators and by the resort's own history, but no trading name could be confirmed, so none is printed here. Treat on-site food and drink as something to verify at the time of booking rather than to plan the week around. ChampionsGate Village is a short distance away and covers the gap comfortably.
Gates control the entrance and the barrier is the only way in for a vehicle. Expect the lead guest to be registered in advance, identification to be shown on first entry and vehicle details to be recorded in the normal Florida way.

Pools and outdoor space
Nobody here has their own pool. Swimming happens at the resort pool, which is heated and open to all guests, with a separate children's pool alongside and a jet spa and hot tub on the same deck. Sun loungers and a sun terrace surround it. For a lot of families that arrangement is completely fine and occasionally better, because there are other children to play with and somebody else maintains the water.
Understand the practical differences before booking. Shared water means shared hours, other people's noise, and a walk from your front door rather than a step through sliding doors. It also means you cannot put a toddler in the water at seven in the morning in a dressing gown, and you cannot leave the pool toys out overnight. Families who value the private lanai above everything else will feel that.
Heating on the resort pool is part of the resort arrangement rather than a per-villa extra you order, which removes one of the usual Orlando decisions. Anything chargeable is confirmed at the time of booking. Between November and March a heated communal pool is a genuine advantage over an unheated private one, and plenty of winter guests find the trade works in their favour.
Your own outdoor space is the screened patio or balcony, and it is the part people underrate. Screening keeps the mosquitoes and lizards out, so you can sit out after dark with a drink, eat breakfast outside every morning and dry swimming things over the rail. With golf course frontage across much of the resort, that patio is where most of the downtime happens, and a morning coffee looking down a fairway makes a small apartment feel considerably larger than its floor area.
Barbecues live at the communal picnic area rather than on individual patios, which is standard for condominium resorts and is a fire rule rather than a preference. Plan an evening around it, take your food over and use it properly rather than trying to cook on the balcony.
Winter evenings get cool enough for a jumper, so pack one. Florida in January is warm at midday and genuinely chilly by nine at night, and every year British families arrive with nothing but shorts.

Where it is and how far the parks are
ChampionsGate is the setting, with a Davenport postal address, and Orlando is not the town on the paperwork. Letting whole homes by the week is not permitted in the City of Orlando's residential neighbourhoods, and the counties out here zone for it, which is why a condominium resort aimed squarely at holidaymakers stands on a golf course at exit 58. Hollywood Studios at 10.9 miles is the number that matters more than the postal town.
Location is where Tuscana earns its keep. Sitting inside the ChampionsGate area at Davenport ZIP 33896 puts you on the western approach to the Disney complex, with I-4 exit 58 as the area junction. Golf courses, shops and restaurants at ChampionsGate are within walking distance, which is close to unheard of at this price in this part of Florida, where almost everything requires a car and a car park.
Hollywood Studios is the nearest Disney gate at 10.9 miles and around 25 minutes. EPCOT is 11.1 miles and around 21 minutes, Animal Kingdom 11.2 miles and around 19 minutes, and the Magic Kingdom car park 13.1 miles and around 20 minutes. Disney Springs measures 13.6 miles and around 23 minutes, which makes an evening of shopping and dinner without a park ticket entirely reasonable.
Universal Orlando sits 19.7 miles away and around 30 minutes, SeaWorld 16.5 miles and around 31 minutes. Give each one a full day. Orlando International Airport is 27.2 miles and about 37 minutes, so the drive from the terminal to the front door is manageable even after an overnight flight.
Free-flowing is the key qualifier on all of those numbers, which are measured to the guest car parks by a routing engine. I-4 at weekday peak, roughly 7am to 9:30am and 4pm to 7pm, adds meaningfully to every one of them. Reunion Resort is roughly two miles away, which is a useful landmark if you are navigating by memory rather than by phone.
Walking distance to ChampionsGate is the reason to pick this address over somewhere cheaper further out on US-27. Being able to walk to a restaurant, or send a teenager to the shop, changes the feel of a week in a way that ten minutes of driving does not. It also means one drink with dinner does not require a designated driver.
A hire car is still essential. Nothing at Walt Disney World, Universal or SeaWorld is reachable on foot or by any dependable public transport, and toll roads including SR-429 and SR-417 form part of the network, so take the hire company toll package at the desk rather than trying to pay at the gantries.

Eating and shopping
Self-catering is the whole economic argument for a condominium over a hotel room, so use the kitchen. Publix is the supermarket most UK families settle into, with a deli counter that builds subs to order and produce that stands up well against anything at home. Do a proper shop on arrival day covering breakfasts, poolside drinks and four or five evening meals, and the saving against restaurant prices funds a day out.
Bulk and cheap goes to Walmart or Target, and Posner Park at I-4 exit 55 near Davenport gathers the big stores in one place. Pool floats, beach towels, sun cream, a cool box and cheap clothing all cost far less there than at any park or tourist strip shop.
Eating out starts with ChampionsGate itself, since the shops and restaurants there are within walking distance and cover the everyday need for a burger, a coffee or a proper sit-down meal. Not having to drive to dinner is genuinely valuable across a fortnight, and it is the practical benefit of this address over an isolated villa community.
On site, food and drink should be treated as unconfirmed. Operators reference a restaurant and a poolside bar, no trading name could be verified, and hours at small resort outlets change with the season anyway. Check it at the time of booking rather than assuming dinner is available fifty yards from your door.
Costs work differently to the UK. Menu prices exclude Florida sales tax, and table service expects a tip of 18 to 20 per cent, which in practice is not optional. Add both to every restaurant meal you budget for. Bar staff expect a dollar or two a round. Portions are large enough that sharing a starter or ordering from the children's menu is completely normal.
Coffee, breakfast and lunch at home rather than out is where the real money is saved on a condominium holiday. A full kitchen, a washer and dryer and a supermarket ten minutes away is the entire point of choosing this over two hotel rooms.

Who it suits
Couples and small families are the natural fit. Two bedrooms, or three, with a full kitchen and a screened patio, is exactly the shape of a family holiday for four or five people who do not need eight bedrooms and refuse to pay for them. Small units are the norm here rather than the exception, which makes Tuscana one of the few genuinely modest addresses this close to Disney.
Budget-conscious travellers do well. Paying for a private pool you use for an hour a day is a poor deal if the parks are the reason you came, and a condominium at a shared-pool price frees up money for tickets, meals and a second week. Being honest about that trade is more useful than pretending the resort pool is the same thing.
Golfers get a strong case. Apartments here look out over the ChampionsGate golf course, and the golf, shops and restaurants sit within walking distance. Playing early, walking back for breakfast and taking the family out at ten is a workable daily rhythm here that a villa five miles down US-27 cannot match.
Longer, slower stays suit the format. In-unit laundry, a real kitchen, a screened patio and a heated pool make a three-week trip comfortable in a way a hotel room does not, particularly for retired couples or anyone working remotely for part of the visit.
Big groups should look elsewhere, plainly. Three bedrooms is the ceiling in a condominium resort like this one, and a group of ten booking two apartments and hoping for the best usually ends up disappointed by the arrangement. Champions Gate villas, a few minutes away, are detached houses with private pools and are built for exactly that job.
Anyone whose holiday centres on a private pool, a games room and a barbecue on their own deck will not enjoy compromising here. None of those exists at Tuscana, and it is far better to spend a little more on a detached villa than to arrive expecting one.
08 Plan your stay
Good to know before you book
Say private pool out loud before you book anything, because it is the one thing that goes wrong here. Apartments at Tuscana do not have one, all swimming is at the shared resort pool, and photographs of a large blue pool in a listing are photographs of the communal facility. Once that is understood, everything else about the resort is straightforward.
Gate registration follows the usual Florida pattern. Arrive with the booking confirmation and the lead guest passport, expect vehicle details to be recorded, and keep the code or pass somewhere retrievable. Save the arrival instructions offline before leaving the airport, because mobile data does not always connect the moment you land.
Charges that sit outside the headline nightly rate include cleaning, any mid-stay linen change, homeowners association or amenity charges and a refundable card deposit. Ask for the total before comparing against a villa or a hotel, since the three are priced on different bases and the nightly figure alone tells you very little.
Facilities that cannot be promised include tennis, basketball, a playground, a splash pad, an on-site restaurant and a poolside bar. Each is mentioned somewhere online and none is confirmed by a source worth relying on. If one of them decides a booking, get a specific answer in writing first. Being told no in advance is better than being disappointed on arrival.
Season matters here as everywhere in central Florida. June to September is hot, humid and wet, with an afternoon thunderstorm most days that usually clears within the hour. Hurricane season officially runs 1 June to 30 November with the greatest risk in August, September and October, so take insurance valid in the United States that covers travel disruption. Winter is dry, mild and pleasant, with cool evenings.
Paperwork is quick if you start early. British passport holders need an approved ESTA before travel, a full UK photocard licence is accepted for car hire without an international permit, and a credit card makes the hire deposit hold far easier than a debit card. Medical care is billed immediately and at full price, so travel insurance is not optional.
