Davenport in Polk County is the address rather than Orlando, and no villa community in this market has an Orlando one. Entire homes let by the week are not permitted in the City of Orlando's residential neighbourhoods, so the industry settled in Polk, Osceola and Lake counties instead. Choosing the quiet US-17/92 side rather than the US-27 strip is what puts Animal Kingdom 12.5 miles out.

Official directions run from I-4 exit 58, the ChampionsGate junction on CR-532, east to Lake Wilson Road, south to CR-54 which is Ronald Reagan Parkway, east to US-17/92, then south to the entrance on your left. Park distances are measured to the guest car parks with free-flowing traffic. Animal Kingdom is the closest Disney park at 12.5 miles and around 23 minutes. Magic Kingdom is 20.5 miles and about 28 minutes, EPCOT 18.5 miles and around 29 minutes, Hollywood Studios 18.3 miles and around 33 minutes, and Disney Springs 19.6 miles and about 30 minutes. Universal Orlando is 27.0 miles and roughly 38 minutes, SeaWorld 23.8 miles and around 40 minutes.

I-4 at peak changes all of those numbers. Weekday congestion runs roughly 7am to 9:30am and again from 4pm to 7pm, and park closing produces its own surge, so add 15 to 20 minutes to any evening return and rather more if you leave with the fireworks crowd. Getting on the road slightly earlier in the morning is the single most effective thing you can do about it.

For families who were planning to eat at a clubhouse three nights a week, that is a real change of plan and a good reason to look at a different community.

Cooking at the villa becomes the default here, which most guests end up enjoying more than they expected. Kitchens in these homes are full size with an American fridge, a dishwasher and an oven that will happily take a whole chicken, and eating on the lanai as the light goes is a better evening than another chain restaurant. Do a proper shop on the way in from the airport and the week runs smoothly from there.

Publix is where the shop happens for most UK families, and the deli counter making subs to order is the cheapest decent lunch available anywhere near the parks. Larger general stores cover the pool floats, the cool bag, the sun cream and the cheap beach towels that always get forgotten, all at a fraction of what the same items cost inside a theme park. Sales tax is added at the till rather than shown on the shelf, and buying alcohol needs photo identification at the checkout regardless of age.

Restaurants are a short drive out along the roads that connect this corner of Davenport, covering the usual American range of grills, ribs, pizza, Mexican and early-opening breakfast houses. Prices out here are gentler than on the tourist strips. Budget honestly for the extras though, since Florida sales tax goes on top of the menu price and table service expects a tip of 18 to 20 per cent, so a main course advertised at 20 dollars realistically lands nearer 25.

Bigger shopping and a proper evening out both mean Disney Springs, 19.6 miles and around 30 minutes, where shops, cinema and restaurants need no park ticket. Treat it as a planned outing rather than a spontaneous errand, and go early on a weekend evening because the car parks fill.

Adults who want quiet get exactly what they came for. Guard-gated streets, 24-hour security, conservation land along much of the boundary and no water park generating noise from ten in the morning add up to a genuinely restful base. Couples travelling together, groups of friends doing golf and parks in equal measure, and older visitors on a second or third Florida trip all tend to rate it highly.

Families with older children work well here too. Games rooms are common, private pools come with the houses and hot tubs nearly so, and teenagers with their own space and their own water are considerably easier to live with than teenagers queuing for a shared slide. Younger children who need a splash pad and a flume are a harder sell, and honesty is more useful than optimism on that point.

Multi-generational groups are a natural fit given the size of the housing. Larger detached homes are the standard build here rather than the exception, which is the right shape for two or three generations under one roof, and the calm of the estate suits grandparents who want to sit outside while everyone else is at a park. Coming back to a hot tub and a quiet street rather than a busy resort deck is the point.

Families who imagine spending three days a week at a resort water park will be disappointed, and other Orlando communities are built precisely for that.

Groups needing more than a dozen beds should also check carefully, since houses here top out at seven bedrooms rather than the nine and ten found at the big group resorts. Guests without a hire car should rule Watersong out entirely, because nothing at all is walkable from the gate and no shuttle serves the parks.

Gate registration is your first arrival job. Watersong is guard-gated with 24-hour security, so expect the lead guest to be lodged with the gatehouse in advance and identification to be shown on first entry. Have your booking reference and the villa address saved offline on your phone before you leave the airport, since mobile data does not always connect the moment you land and the guard cannot let you in on a hunch.

Vehicles belong on the driveway rather than the verge. Quiet hours exist and the guard is the person who enforces them, which is generally a good thing when you are the one trying to sleep.

Paperwork wants doing early. British passport holders need an approved ESTA before travel, a full UK photocard licence is accepted for car hire without an international permit, and a credit card rather than a debit card makes the rental deposit far less painful. Travel insurance valid in the United States is not optional and existing conditions must be declared honestly if it is going to pay out.

Seasons are predictable enough to plan around. June to September brings heat, humidity and afternoon thunderstorms that usually clear within the hour, and hurricane season officially runs 1 June to 30 November with the real risk in August, September and October. Winter days are mild and the nights get cold, which is exactly why pool heating stops being a luxury and starts being the difference between using your pool and looking at it.
