Four acres of clubhouse, lagoon pool and lazy river sit in the middle of the site rather than tucked away at one end, and that is why families here actually use them. Layout is simple once you have driven it once. Solterra Boulevard runs in from the Pine Tree Trail entrance and the residential streets loop off it, so the water is in the middle of where everyone is staying. Houses are detached, two storey and close together on small lots, the roads are wide and lit, and the place was built as holiday accommodation rather than converted into it later. Nothing outside the gate is walkable, so the hire car does all the work.

Coming home late is watched over. A manned guard gate operates around the clock and roving security patrols the internal streets, which is worth knowing if your teenagers want to walk back from the pool after dark. Most guests come in from I-4 exit 55 onto US-27, though exit 58 at ChampionsGate Boulevard is the other sensible way in and is often the quicker one when you are driving down from Orlando International in the late afternoon.

Scale sits in the middle of the Orlando range. Solterra is a proper resort with a clubhouse, a lazy river and staffed security, but it is not one of the giant estates with two clubhouses and a golf course of its own. Detached holiday homes with private pools are the standard product on these streets, and the layout was drawn for families rather than for couples, which is why the small three-bedroom villa that fills a lot of Florida communities is scarce here.

Amenities are run by two separate bodies and it helps to know which is which before you arrive. A homeowners association looks after the residential side, and a Community Development District, formally the Solterra Resort Community Development District, runs the clubhouse and the water. Practical upshot for you: opening hours are published by a public body rather than a rental agent, they are genuinely enforced, and several of them shift with the season. Check them against your own travel dates instead of trusting a photograph on a listing page.

Three things people assume every Orlando resort has are missing here. No golf course belongs to Solterra. No cinema room and no spa exist on site either. Golf across Davenport and the Four Corners area is plentiful, but every course is a drive from these gates rather than a walk, so nobody should book expecting to step off a lanai onto a first tee. Detached two-storey houses are what Solterra is built from, individually owned and let out by the week rather than run as one uniform block by a single operator. Standard shape is an open ground floor of kitchen, dining and living space giving onto a screened pool deck through sliding doors, with bedrooms spread over both levels. Large family houses dominate the streets and small ones are scarce, which tells you plainly who the place was laid out for.

Bathroom provision is the figure to study rather than the bedroom count. On the bigger homes it usually means more than one en suite plus a ground floor shower room near the pool door, which matters far more than it sounds when 14 people are trying to leave the house by half past eight for a rope drop. Sleeping figures at the top of the range lean on a bunk room or two, so ask how the beds are actually made up rather than reading the headline number and dividing.

Private water behind your own house is the norm here rather than an upgrade: not a shared pool, not a plunge pool, a screened and lit pool of your own with heating available as a paid option. Ask which way the deck faces when you enquire, because a south or west facing pool holds afternoon sun for hours longer in December and January.

Games rooms are common without being universal. In practice one usually means a converted garage with a pool table, air hockey and often an arcade cabinet, air conditioned and separated from the main living space, which buys you somewhere to send teenagers at ten at night while the adults get the lounge back. A spa or hot tub is a frequent addition, normally sunk into the pool deck and sharing the same heating arrangement.

Kit is where a Florida house differs from a UK holiday let. Air conditioning throughout, a full kitchen with an American fridge freezer, dishwasher, cooker and microwave, and a barbecue on many decks are all normal. Laundry is the detail to read carefully rather than assume, because a washer and dryer is present in a lot of these houses but not in all of them, and a fortnight of theme park clothes in Florida humidity is not a problem you want to discover on day four.

Furnishings vary because these are individually owned houses and not hotel rooms stamped from one template. Two homes on the same street can differ in the age of the kitchen, the quality of the mattresses and whether the lounge seats six or eleven. Look at the photographs of the actual property rather than a community gallery, count the beds against your group, and ask which rooms have king beds and which have twins.

Roughly four acres in the middle of the resort carry the clubhouse and amenity centre, and that is where the social side of a Solterra week happens. Reception sits at the front, and behind it are a fitness room, an internet cafe, a games room, a gift shop and a lounge bar. It is a proper building rather than a shed with a vending machine in it, which is exactly what you want on a wet August afternoon when the thunderstorm has arrived at four o'clock as usual.

Gym hours are published by the CDD as 4am to 11pm, and that opening time is less mad than it looks. Your body clock is still on London time for the first three mornings, you will be wide awake at half four wondering what to do with yourself, and an empty gym is a better answer than lying in the dark. Fitness kit here is a decent room rather than a full health club, so treat it as somewhere to keep ticking over rather than train seriously.

Indoors there is also a games room and an internet cafe, which between them cover the awkward hour before dinner when nobody wants to drive anywhere. A gift shop handles the forgotten sun cream, the pool inflatable and the postcards. Lounge bar aside, food and drink at Solterra centres on Cafe Sol out by the water, and that is covered further down.

Outdoor sport is a decent spread for a community of this size: tennis courts, pickleball courts, a sand volleyball court and a children's playground. Pickleball has taken over central Florida in the last few years and the courts fill quickly in the cooler months when the long-stay winter visitors are in residence. Go early in the morning or after five and you will usually walk on.

Access arrangements for the amenity centre are set by the CDD and administered through the management company that looks after your house, so confirm at the time of booking what your party is issued with on arrival, how many people it covers and whether anything needs collecting from reception. Absent from the list, and it is better said plainly, are a cinema room, a spa and any golf. Some listing sites also claim a splash pad at Solterra. It does not appear on the official CDD hours page, so treat it as unconfirmed until somebody shows you otherwise.

Your own pool is the reason to book a villa rather than a hotel room, and private water is the norm on the Solterra streets rather than the exception. Screened decks keep the mosquitoes off in the evening and keep leaves out of the filter, and most homes here pair the pool with a covered lanai so somebody can sit in the shade while the children are in the water. A spa or hot tub on the same deck is a common addition.

Heating is the single most misunderstood thing about a Florida villa pool. It is an optional extra rather than something switched on by default, it is charged for, and the amount is confirmed at the time of booking. December through March you want it. A Florida pool left unheated in January sits at a temperature that will send British children back indoors inside ninety seconds, and the same pool in July needs no help at all.

Communal water starts with a zero-entry lagoon-style heated pool, open 9am to 10pm. Zero entry means it shelves in from the deck like a beach rather than dropping off a step, which is the single best feature any resort pool can have if you are travelling with a two year old. Ten in the evening is a generous closing time by Orlando standards and gives you a swim after a late park day.

Lazy river running alongside it is the headline feature at Solterra, and it runs on seasonal hours: roughly 11am to 5pm through the winter and later into the evening in summer. Check the CDD hours page for your dates, because those times move. A water slide and a jacuzzi complete the complex, and there is a shaded lanai with televisions for whoever has drawn the short straw and is watching the bags.

Shade matters more than British visitors expect it to. Florida sun in June is not the same proposition as a hot day at home, the UV index runs high from mid-morning, and the pool deck at midday is a place to pass through rather than sit. Plan swimming for early morning and after four, use the covered areas in between, and keep an eye on the afternoon thunderstorms, which arrive with very little warning and empty every pool on the resort in about a minute.

Davenport, Polk County, is the jurisdiction, and Orlando is not, despite what the market calls a holiday home out here. Whole-home short letting is a use the City of Orlando does not allow in its residential streets, which is why the resorts sit along US-27 and Ronald Reagan Parkway rather than inside the city. Animal Kingdom at 13.2 miles is what that geography actually means for a park morning.

Disney is the reason most families choose this side of Davenport, and the numbers are good. Animal Kingdom is 13.2 miles and around 19 minutes with the road clear. EPCOT is 13.1 miles and about 22 minutes. Magic Kingdom is 15.1 miles and roughly 21 minutes to the car park, and Hollywood Studios is the closest of the four in distance at 12.9 miles but the slowest at about 26 minutes, because the approach roads inside Walt Disney World do the damage rather than the highway.

Shopping and dinner without a park ticket means Disney Springs, 15.6 miles and around 24 minutes away. Universal Orlando is a longer run at 21.6 miles and about 31 minutes, and SeaWorld sits at 18.5 miles and roughly 32 minutes. Treat Universal as a full day rather than an afternoon add-on. Nobody enjoys the drive back up I-4 having already done seven hours on their feet.

Orlando International Airport is 29.2 miles and about 38 minutes free-flowing. Add a decent margin on your departure day. Every one of those times is measured on a clear road, and I-4 at peak is not a clear road. Weekday congestion runs roughly 7am to 9:30am and again from 4pm to 7pm, and inside those windows a 21 minute run to the Magic Kingdom can comfortably become 40.

Roads around Solterra are simple once you have done them once. US-27 is the north to south spine, Ronald Reagan Parkway cuts east to west, and Pine Tree Trail brings you to the entrance. I-4 exit 55 puts you on US-27, and exit 58 at ChampionsGate Boulevard is the alternative approach. Coming back from Disney in the dark, the ChampionsGate route is the one most people settle into.

Toll roads are worth sorting at the hire desk rather than at the barrier. SR-429 and SR-417 both carry tolls, several sections take no cash at all, and hire companies handle it through their own daily toll package. Take the package. Trying to avoid every gantry with tired children in the back is a false economy, and the administration fees for unpaid tolls arriving on your card weeks later are considerably worse than the tolls themselves.

Cafe Sol is the on-site answer to lunch, and it sits poolside as a bar and grill with a classic American menu. Hours are seasonal, running from around 11am to 5pm in winter and stretching to eight or nine in the evening through the summer, so it works better as a lunch and a late afternoon drink than as your dinner plan every night. Being able to eat in swimming shorts without moving the car is worth a great deal on the day everyone is too tired for the parks.

Inside the clubhouse there is a lounge bar and a gift shop, the latter useful for the sun cream, batteries and pool toys you forgot. Nobody should plan a fortnight of evening meals around the on-site options alone, because Solterra is a residential resort rather than a restaurant strip, and the good news is that the same roads that take you to Disney take you to everything else.

Your food shop happens at Publix, which is the supermarket most British families settle on within about two days. Prices sit above Walmart but the stores are calmer, the deli counter builds subs to order and makes the cheapest decent lunch in the area by a distance, and the buy-one-get-one deals are genuinely worth reading. Walmart and Target are where you go for bulk water, beach towels, a cool box and anything you would rather not carry from home in a suitcase.

Self-catering is the quiet financial argument for a villa. Breakfast at home for eight people costs a fraction of a hotel buffet, packed lunches into a cool bag save a fortune inside the parks, and having a kitchen means you can cook two or three nights a week without it feeling like a punishment. Most groups here eat in at least half the time and go out properly the other half.

Tipping and tax catch people out at the till and in the restaurant. Florida sales tax is added at the checkout rather than shown on the shelf price, so the number on the label is never the number you pay. Table service expects 18 to 20 per cent, and a lot of bills for larger parties now add a service charge automatically, so read the bottom of the receipt before you leave a second tip on top of the first.

Two families travelling together are the natural fit. Houses of the size that sleeps eight to twelve are the everyday product on these streets, which suits a party wanting a bedroom each for the couples, a shared room for the children and a lounge big enough that nobody is sitting on the floor. Cost per head against three or four hotel rooms is not close, and you get a kitchen and a laundry into the bargain.

Multi-generational groups do just as well. Grandparents get somewhere quiet to retreat to when the four year old melts down at three in the afternoon, the pool means the older children never need entertaining, and a zero-entry communal pool with a lazy river gives everyone a middle ground on the day nobody can face another queue. Larger houses take that up to a genuinely big party without anyone ending up on a sofa bed.

Families with young children get real value from the short run home. Around 21 minutes back from the Magic Kingdom car park means a proper afternoon nap is possible, and an afternoon nap is often the difference between a good week and a bad one in July. Being able to return for the evening and go back out for fireworks is worth more than any resort facility.

Golfers should look at a different community. There is no course inside these gates, and while there is plenty of golf across Davenport and the Four Corners area, you will be driving to it and booking it independently rather than walking out of the back gate with your clubs. Anyone whose holiday is built around a tee time every morning is better served at a resort that owns its own fairways.

Couples and small parties will find this the wrong shape of place. Small houses are scarce on these streets, so two travellers end up paying for a house built for ten and using a third of it. Anyone travelling without a hire car should also think again, because there is no theme park shuttle, nothing is walkable from the gate and a fortnight of taxis to the parks costs more than the car would have.

Arrival at the gate is the first admin of the holiday. Have the booking reference and the property address on your phone rather than buried in an email you cannot load, because mobile data on landing day is not always cooperative. Pool heating deserves a second mention because it is the most common source of disappointment at this address. It is offered on almost every house and included with almost none of them, it is charged separately and the amount is confirmed at the time of booking. Order it for any trip between roughly November and March, and give the pool 24 hours to come up to temperature rather than expecting it to be warm the hour you arrive.

Amenity hours are set by the CDD and published, which is genuinely useful and slightly unusual. Gym runs 4am to 11pm, the main pool 9am to 10pm, and the lazy river on seasonal hours of roughly 11am to 5pm in winter with a later close in summer. Cafe Sol shifts the same way. Look the current times up for your own dates rather than relying on a brochure, because they do change between the winter and summer schedules.

Hurricane season runs 1 June to 30 November, with the real activity concentrated in August, September and October. That is not a reason to avoid those months, and most trips pass without incident, but it is a very good reason to hold travel insurance that covers weather disruption and to keep an eye on forecasts in the week before you fly. Summer afternoons bring daily thunderstorms which usually clear inside the hour.

Paperwork is straightforward if you start early. British passport holders need an approved ESTA before departure, a full UK photocard licence is accepted for car hire without an international permit, and travel insurance valid in the United States is not optional given what American healthcare costs. Take a credit card rather than a debit card for the hire car deposit, because the hold placed on it is substantial and can tie up money for days.
