Three separate championship courses fold around the housing, a five-acre water park sits behind its own wristband barrier, and security staff work the gate around the clock, so you pass a checkpoint every time you come home to the whole 2,300-acre estate of private property. Scale is what surprises people first. It reads more like a small country club town than a villa estate with a pool block bolted on.

Layout is the thing to get straight before you book anything. Housing folds between the three courses across the whole 2,300 acres, so a front door might be two minutes from The Cove at Seven Eagles or a genuine drive from the water park, and those are different holidays at the same address. A free on-property shuttle running around the clock softens that without removing it. Reunion Grande is the building everyone navigates by, with the lobby, the sushi bar and the theme park shuttle stop.

Amenity access works differently here from almost any other Orlando community, and it needs saying at the top rather than buried in the small print. Privileges attach to the individual home rather than to the resort address, so two houses on the same street can carry different rights to the water park, the pools and the courses. Settle which rights come with yours before you fall for the photographs.

Trade-offs are straightforward. You are paying for golf, restaurants and a spa you may not use, on a site large enough that walking from your villa to the water park is rarely realistic. Families after the cheapest possible self-catering fortnight will find the fee structure irritating. Golfers, and groups who want to eat well without getting back in the car, get more out of this address than out of anywhere else in the Four Corners area.

Setting the satnav is the last job. Reunion sits at 7593 Gathering Drive in Kissimmee, reached from I-4 exit 58 at ChampionsGate Boulevard, the CR-532 junction a few hundred metres off US-27.

Position on the estate matters more here than at any neighbouring community. Housing threads between three golf courses across 2,300 acres, so a house near The Cove at Seven Eagles puts a pool, two hot tubs and a bar and grille two minutes from the door, while one on the far side means the shuttle or the car every single time. Ask for the walking distance to the water park and to The Cove before you ask anything else, because on a site this size that answer decides how much of what you pay for you actually use.

Reunion reads more like a small country club town than a single estate of matching houses, and what has been built here reflects that. Streets routed against the golf give an open outlook down a fairway and a quieter road with it. Reunion Grande anchors the middle of the property with its lobby, its sushi bar and the theme park shuttle stop. Golf carts outnumber cars on some streets, which tells you as much about how the place was meant to be moved around as any map does.

Layouts inside follow the Florida pattern once you are through the front door. An open kitchen, dining and living space runs across the back of the house and opens onto the pool deck through sliding doors, with bedrooms split between that level and above. Screened decks are the standard build rather than an upgrade, and the covered lanai at the house end is where a party of ten ends up every evening whatever anybody planned.

Games rooms are usually a converted garage, air conditioned and away from the main living space, holding a pool table, air hockey or an arcade cabinet. They earn their keep on the afternoon a thunderstorm parks itself overhead. What sits behind the label varies enormously from one house to the next, so read the photographs rather than the word, and expect themed bedrooms in some of them, bunk rooms painted for younger children being the usual version.

Kit is where a Florida house differs from a UK holiday let. Central air conditioning throughout, an American fridge freezer with ice and water in the door, a dishwasher and a large oven and hob are ordinary here rather than notable. A washer and dryer inside the house is common rather than guaranteed, and across a fortnight with children it is worth more than almost anything else in the building. Ask which way the pool deck faces too, since a south or west aspect keeps sun on the water for hours longer in December.

Amenity privileges attach to the individual home rather than to the estate, and that is the one Reunion detail with no equivalent anywhere nearby. Two houses on the same street can carry different rights to the water park, the community pools and the golf courses, and some homes booked through third parties carry none at all. Get it in writing before any money changes hands.

Golf is what built Reunion and it remains the reason many people book. Three 18-hole par 72 courses run through the estate, each carrying a different signature. The Legacy is Arnold Palmer's, at 6,916 yards. The Independence is Tom Watson's, at 7,154 yards. The Tradition is Jack Nicklaus's, the longest of the three at 7,219 yards. Palmer and Watson share a clubhouse between them, and Nicklaus has one of its own. Very few resorts anywhere hold three courses of that pedigree inside a single gate, and playing all three inside a week is a genuine reason to choose this place over a cheaper one.

Reunion Spa handles treatments, and there are two fitness centres across the estate rather than one, which matters when the site runs to 2,300 acres. Tennis and pickleball courts, mini golf and FootGolf fill out the sport. Table tennis, giant Connect 4, teqball and cornhole sit around the water park for anyone who has had enough of queueing for a slide.

Getting about the property is easier than the acreage suggests. A free on-property shuttle runs 24 hours a day and is summoned through the Ride Reunion app, so dinner at one of the restaurants does not have to mean nominating a driver. A separate free shuttle runs from Reunion Grande to EPCOT and Hollywood Studios. Nothing runs to Universal or SeaWorld, so those days belong to you and the hire car.

Access to all of it depends on the privileges carried by your home, and on the wristband or membership card issued to you on arrival. House rules inside the gate are enforced properly rather than posted and forgotten. No firearms are permitted anywhere on the private property, no pets other than certified service animals are allowed, and smoking is confined to designated areas.

Water at Reunion divides into two separate things, and confusing them is how people end up disappointed. There is the five-acre water park, and there are the heated community pools dotted around the estate, seven of them by the resort's own count, or eight if you follow the resort FAQ and include the water park itself.

Centre of the water park is a zero-entry pool running 3 to 4 feet deep, wrapped by a lazy river of 1,000 feet with tubes provided free. Volcano Twist is the main slide and carries a 42 inch minimum height, which is the number to check before promising anything to a five-year-old. A children's splash zone has two smaller slides of its own. There is a beach area, 517 loungers spread around the decks and 14 cabanas available to rent for the day.

Entry is private and it is policed. You need a wristband or a membership card together with photo identification, and there is no paying at the gate on the day, so a family who turns up without privileges is turned away rather than charged. Sand volleyball, table tennis, giant Connect 4, teqball and cornhole sit around the edges for the hours between swims.

Largest of the community pools is The Cove at Seven Eagles, and it is the one most guests end up using day to day. Two hot tubs sit alongside it, with a cardio fitness centre, games rooms and a bar and grille in the same building. Your own villa pool remains the most useful water of the lot for a late swim after a park day, provided you have paid for heating between roughly November and March. Central Florida nights in January drop further than British visitors expect, and an unheated pool simply goes unused for the fortnight.

Reunion is its own address, with Kissimmee as the postal town and Osceola County as the authority, and Orlando is none of the three. Whole houses and condominiums let by the week are not a use the City of Orlando permits in its residential streets, while Osceola zoned for holiday housing, which is how a 2,300-acre resort of this kind came to exist here at all. Animal Kingdom under seven miles out is the reward for being outside the city.

Animal Kingdom is the closest park to the gate, under seven miles out and about 14 minutes with clear roads. Magic Kingdom is just under 12 miles and roughly 19 minutes. EPCOT is around 10 miles and about 20 minutes, Hollywood Studios just under 10 miles and about 24. Disney Springs is a little over 12 miles and around 23 minutes, which makes an evening there an easy decision rather than an expedition.

Universal Orlando sits just under 20 miles away at roughly 31 minutes, and SeaWorld a little over 16 miles at about 32. Orlando International Airport is around 27 miles, near enough 38 minutes on a good run. Every one of those figures assumes free-flowing traffic. I-4 at peak, roughly 7am to 9:30am and again between 4pm and 7pm, adds a serious amount to anything that touches the motorway, and park closing does much the same to the Disney exits.

Access is simple once you have done it once. I-4 exit 58 puts you onto ChampionsGate Boulevard, signed CR-532, with US-27 the other way for supermarkets and the run north. Toll roads are part of driving here, since SR-429 and SR-417 both charge and several sections no longer take cash from a visitor's hire car. Accept the toll package at the rental desk. It costs a few dollars a day and removes the whole problem.

A hire car is essential at Reunion despite the shuttles. Resort transport covers EPCOT and Hollywood Studios from Reunion Grande and nothing beyond that, the on-property shuttle stays on the property, and there is no useful public transport from here to any theme park. Budget for theme park car parking on top of the daily parking charge levied inside the resort itself.

Seven restaurants and bars operate inside the gate, plus a Starbucks, which is more on-site dining than any other villa community in this part of Florida. 7593 Chophouse handles steak and seafood. Eleven is the rooftop restaurant, upscale American cooking, and the one to book if you are marking an occasion. A Lobby Sushi Bar covers a lighter evening when nobody wants a full sit-down dinner.

Traditions sits at the Nicklaus clubhouse, and the shared Watson and Palmer clubhouse has a restaurant of its own, both open to more than golfers. Drifters Bar and Grille serves the water park, with the Splash Shack alongside for cold drinks and something quick without leaving the loungers. The Cove Bar and Grille looks after the community pool crowd at Seven Eagles.

Because the on-property shuttle runs around the clock and costs nothing, eating on site is genuinely easy and nobody has to stay off the wine to drive four hundred metres home. That is unusual in central Florida, where most villa communities offer a single poolside bar and an early closing time, and it is one of the stronger arguments for paying Reunion prices.

Your weekly food shop happens off site. Publix is the supermarket most British families settle on, with a deli counter making subs to order that will feed everyone for less than any restaurant lunch, and branches sit along US-27 within a few minutes of exit 58. Bigger stores for bulk buying, beach towels, sun cream and a cheap cool box are strung along the same corridor.

Serious shopping means a drive of some length. Disney Springs is a little over 12 miles and about 23 minutes, and covers clothes, a cinema and dinner with no park ticket needed. Outlet malls and the larger centres sit further north towards International Drive, so treat those as a half day rather than an errand. Remember that Florida sales tax lands on top of the menu or shelf price, and that table service expects a tip of 18 to 20 per cent.

Golfers should stop comparing and book. Three signature 18-hole par 72 courses inside one gate, by Palmer, Watson and Nicklaus, with two clubhouses serving them, is not something central Florida offers twice. Arrange the golf and the villa in the same conversation, and confirm exactly which courses the amenity package on your specific home covers before you pay anything.

Multi-generational groups do unusually well here because nobody has to agree on a plan. Grandparents get the spa and a patio table at a golf clubhouse, teenagers get the water park, the FootGolf and the teqball, and small children get a zero-entry pool and a splash zone with slides scaled to them. A shuttle running around the clock at no charge means those three groups can move independently without anyone volunteering to drive.

Couples and repeat visitors who have already done the parks twice get more from this address than first-timers do. Seven restaurants, a spa, a rooftop bar and transport that runs all night make the evenings the point rather than an afterthought. A holiday built entirely around rope drop and park closing will barely touch what you are paying for.

Families chasing the lowest possible price should look at a straightforward villa community instead. Between the daily resort fee, the separate daily parking charge and on-site restaurant prices, this is not the value option and it has never pretended to be. Anyone booking purely for the water park should also weigh a resort where the water is included in the rental with no conditions attached to the individual house.

Small children do well here with one caveat about height. Volcano Twist requires 42 inches, and the estate is large enough that you will take the shuttle or drive to the water park rather than stroll to it. Set against that, Animal Kingdom is under seven miles away, so an afternoon back at the villa for a nap and a return for evening fireworks is realistic in a way it is not from a base out on US-27.

Amenity privileges are the single most important thing to confirm before money changes hands. Use of the water park, the community pools, the golf courses and the fitness centres depends on privileges attached to the individual home rather than to the resort as a whole, and homes booked through some third parties do not qualify at all. A daily resort fee applies, covering Wi-Fi, golf course access, water park entry, the pools and the fitness centres, and a separate daily parking charge is levied per unit on top of that. Figures move too often to be worth printing here, so get written confirmation of what a given villa carries and what the daily charges include before you commit to it. Getting that wrong is the one mistake at Reunion that ruins a holiday.

Pool heating is charged separately and by the night. It is not a luxury between November and March, when Florida evenings get cold enough that an unheated pool sits untouched for a fortnight while the children ask why.

Rules inside the gate are taken seriously. No firearms are allowed anywhere on the private property, pets are not permitted other than certified service animals, and smoking is restricted to designated areas. Entry to the water park requires a wristband or membership card plus photo identification, with no option to pay at the gate on the day.

Paperwork is easy if you start early. British passport holders need an approved ESTA before departure, and a full UK photocard licence is accepted for car hire without an international permit. Take a credit card rather than a debit card for the hire deposit, because the hold placed on it is substantial. Travel insurance valid in the United States is not optional, and existing conditions have to be declared honestly for a policy to pay out.

Hurricane season runs 1 June to 30 November, with the real concentration of risk through August, September and October. Buying proper cover and watching the forecast beats avoiding those months outright. Summer afternoons bring thunderstorms most days that usually clear inside the hour, which is precisely when a games room and a covered lanai earn their place in the listing.
